The investors behind Roma Tower, a 170-metre residential tower in central Warsaw, have signed a general contractor agreement with a consortium comprising STRABAG sp. z o.o. and TKT Engineering sp. z o.o. The contract, valued at PLN 840 million net, was finalised on 2 October 2026 following a multi-month tender process. The consortium has 50 months to complete the building, located at the intersection of Emilii Plater and Nowogrodzka streets.
"The choice of the general contractor is one of the most important milestones in the delivery of Roma Tower. We were looking for a company with experience in constructing high-rise buildings, strong technical capabilities and the ability to efficiently coordinate works in a demanding central location. STRABAG and TKT Engineering best met these requirements," said Magdalena Bartkiewicz-Podoba, CEO of Liebrecht & wooD in Poland.
The general contractor will be responsible for the comprehensive delivery of the building, including its technical infrastructure and landscaping. "Roma Tower is a project that goes beyond the conventional residential offering. Its character will be defined not only by its height and central location, but also by the quality of its architecture, environmental solutions and amenities for residents," said Michał Skotnicki, CEO of BBI Development S.A.
"Roma Tower will be the largest high-end residential development currently being delivered by STRABAG in Poland and will be brought to completion by our team together with our specialist partner, TKT Engineering," said Dariusz Kolasa, Member of the Management Board at STRABAG. The project is a joint venture between AKIPIA, BBI Development S.A., Liebrecht & wooD and Fundacja Pro Bonum.
The tower will include recreational spaces across two central floors, with a swimming pool, private cinema and wellness area among the planned amenities. Roma Tower is the first residential project in Poland to receive Fitwel certification and is also seeking BREEAM certification. The development is being delivered as a Branded Residence project with Italian studio Pininfarina, with architecture by the Juvenes-Projekt team led by Jacek Świderski. A full presentation, including new visualisations, is planned for 2027.
