Czech developer Amadeus Real Estate has received planning approval for its AMESIDE project in Plzeň, which will transform an unused site between Americká street, Denisovo nábřeží and the main railway station into a mixed-use district. Covering nearly 3.5 hectares, the development will combine residential, office, retail, food and beverage, and leisure uses alongside public open space. Construction costs are estimated at approximately CZK 8 billion. The architectural design was produced jointly by London-based Chapman Taylor and Czech studio AGE project.
The project is well connected within Plzeň and the wider region, sitting between the city's main railway and bus stations. The residential component will offer rental apartments across a range of layouts and sizes, complemented by office space and a variety of shops, services and restaurants. The scheme also includes underground parking and public areas with greenery, pedestrian routes and rest zones intended to link previously disconnected parts of the site.
"AMESIDE fulfils our long-term strategy focused on creating quality and sustainable urban districts. By combining housing, employment opportunities, services and quality public space, an environment will be created that serves everyday life and leisure and sensitively connects with the existing city structure," said Martin Klán, board member of Amadeus Real Estate.
Amadeus Real Estate has operated in the Czech market for more than 30 years, since 1991. Its portfolio includes more than 30 residential, commercial and mixed-use projects across the Czech Republic, among them the Máj Národní multifunctional centre and Palác Bristol in Prague, Palác Omega in Brno, the Atrium shopping centre in Hradec Králové and department store Delta in Liberec. The company is also preparing the Hradčanská project in Prague. Amadeus Real Estate is a member of the Association of Developers and the Association of Shopping Centres of the Czech Republic.
The family-owned company is led by Martin and Václav Klán, who are also the principal shareholders of investment firm Atris IS. That company manages the Realita real estate fund, which holds assets including properties from the Amadeus Real Estate portfolio.
