Czech developer IKONIX has taken an equity stake in NEMOMAX, a qualified investors' fund managed by the AVANT group, and will assume responsibility for the management of its development projects. AVANT remains the fund's manager and administrator and will continue to raise capital for its growth. Together, the partners plan to invest more than CZK 1 billion annually in new real estate projects, with an ambition to rank NEMOMAX among the three largest real estate qualified investors' funds in the Czech Republic by fund capital within three years.
The partnership combines IKONIX's development experience with AVANT's investment platform and capital-raising capacity. IKONIX will provide a full development service within the fund, covering deal sourcing and evaluation, project and financial management, and sales. "Our partnership with AVANT I see as a strategic alliance and an opportunity to expand the portfolio and the broader reach of our development projects," said Roman Havlíček, partner for project management at IKONIX. The agreement also includes IKONIX taking over management of existing fund projects in Lipno nad Vltavou, Vrchlabí and Mladá Boleslav.
The first jointly completed transaction is the acquisition of a residential project in the Troja district of Prague, on Nad Kazankou street. The project has a net floor area of approximately 1,100 sqm and a sales value of around CZK 300 million. The deal was closed in October 2026. Further acquisitions under negotiation cover projects in several locations with a combined value exceeding CZK 6 billion, representing more than 2,500 new flats. These include a project in Kladno with planning permission for approximately 200 units and a sales value of CZK 1.6 billion, and a mixed residential and retail scheme in Prague's Karlín with more than 100 units valued at CZK 1.3 billion.
"Our vision is to combine IKONIX's development management with AVANT's long-term investment backing and create a platform capable of regularly bringing new opportunities to the Czech real estate market. Alongside the economic potential of projects, we will continue to emphasise architecture and longevity principles that bring lasting value to residents," said Pavel Krumpár, partner for sales and marketing at IKONIX.
NEMOMAX was established in 2017 and currently holds assets exceeding CZK 943 million. Its investment objective is the steady appreciation of shareholders' capital through direct and indirect investments in properties across the Czech Republic. "A successful real estate fund rests not only on capital but above all on the ability to select, build and sell projects well. The IKONIX team brings experience from senior roles at major development companies. We focus on what we do best: raising capital, managing risk and administering the fund," said Vladimír Bezděk, chairman of the board at AVANT investiční společnost. AVANT has operated in the Czech market for 20 years, managing more than 200 funds and sub-funds with total assets exceeding CZK 172 billion.
