CTP has developed CTPark Ostrava II, a 13,000 sqm campus in the southern part of Ostrava, housing a vertical farm, a research and development facility operated by engineering company ABB, and a range of sports and leisure amenities. The park accommodates light production, laboratories, showrooms, services, and retail spaces, with no heavy manufacturing or large logistics operations, reflecting its proximity to residential areas.
A 1,000 sqm vertical farm operated by Czech company Little Luko produces microgreens year-round without chemicals, pesticides, or herbicides, supplying supermarkets across the country. ABB uses its space at the park for manufacturing activities covering preparation, assembly, quality control, and packaging of finished products.
An indoor Padel Powers centre of around 3,000 sqm opened at the park in late summer 2026, featuring a bar, lounge, and event spaces. A 1,500 sqm Form Factory gym also operates on site. Both facilities are open to park employees and the general public. "By bringing the gym closer to the workplace, we want to make it easier for people to incorporate exercise into their daily routines and build healthy habits. It's also a great way to reduce stress and recharge your batteries during your workday," said Lucie Balunová, Form Factory CTPark Ostrava II Manager.
CTP has also adapted the park's architecture to its urban surroundings, adding a 480 sqm Thermowood façade designed by Studio acht. All buildings are BREEAM certified and equipped with solar power systems. "Industrial parks are fundamentally changing. CTPark Ostrava II shows how traditional manufacturing and logistics can sit alongside agritech, services, and sports facilities. Its smaller scale allows for an unusual combination of uses, while its location next to residential areas means we also focus on providing value to the surrounding community," said Vojtěch Peřka, Senior Business Developer at CTP in the Czech Republic.
CTPark Ostrava II complements nearby CTPark Ostrava, one of the largest industrial parks in the Czech Republic, with more than 400,000 sqm of gross leasable area. The two parks are located approximately one kilometre apart in southern Ostrava, with direct access to the D1 motorway. Final units at CTPark Ostrava II, starting from 350 sqm, remain available.
