AYA Properties Fund and Curtis Group have signed a 20-year lease with Numa for the residential portion of Chmielna 13A, known as Diana, in central Warsaw. The agreement marks Numa's first signing in Poland, with the opening planned for the first half of 2027.
Under the lease, Numa will operate 56 units created by reconfiguring the building's existing 46 apartments. The rooms are designed for stays ranging from a few nights to several months, catering to business travellers, project teams and leisure visitors. Completed in 2005, the building offers approximately 5,800 sqm of rentable area and also includes 1,400 sqm of offices occupied by the Goethe-Institut, ground-floor retail let to Warsaw food and beverage brands Mąka i Woda and Supperlardo, and 24 underground parking spaces. With the Numa lease in place, the building is fully let.
The joint venture is carrying out a light refurbishment of the apartments and common areas ahead of the 2027 opening. The transaction was supported by Act Legal, Wardyński i Wspólnicy and Charles Irvine, while Cushman & Wakefield will manage the refurbishment works.
"We looked at many buildings in Warsaw before we signed Chmielna 13A. For us, it was important to find the right building and the right partners. Warsaw is our starting point, and we are excited about what comes next," said Ladislav Szabo, General Manager CEE at Numa. "Bringing Numa to Chmielna 13A is a key step in our plan for the building. A long-term lease with an experienced international operator secures stable income from the residential part and brings a new hospitality brand to one of Warsaw's best locations," said Mateusz Siejka, Chief Investment Officer at AYA Properties Fund.
"Chmielna 13A has an excellent, timeless location, ideal for visitors travelling to Warsaw for business and leisure. Our focus now is on delivering the refurbishment on time, so that Numa can welcome its first guests next summer," said Mikołaj Niemczycki, Vice President of Curtis Group. Neil Gregory-Eaves, Managing Partner at Charles Irvine, added: "Warsaw is one of Central Europe's largest and most compelling hospitality markets, and the Diana property sits in the heart of the city centre."
Warsaw's hotel market recorded occupancy close to 80 percent in 2025 and a record nominal RevPAR, while visitor numbers remain 20 to 28 percent above 2019 levels, according to HVS. Berlin-based Numa Group operates more than 11,000 units across more than 40 European cities in 16 countries.
