LemonTree has begun construction of MATCH WARSAW, a development near Chopin Airport in the southern part of Warsaw that combines logistics and service space with a padel sports facility. The complex will comprise two buildings totalling 18,000 sqm, with completion scheduled for May 2027. Depenbrock Polska has been appointed general contractor.
"MATCH WARSAW by LemonTree is a project that reflects our approach to designing logistics and service properties. We address specific business needs by offering modern, well-connected and flexible space, and we want our developments to bring value to the locations in which they are built and to be open to the local community," said Bartłomiej Krawiecki, CEO of LemonTree.
One of the two buildings, measuring over 3,000 sqm, has been designed from the ground up for sports use and will house a padel club with nine indoor courts, including a central court with spectator stands suitable for hosting tournaments. Two additional outdoor courts will be situated next to a relaxation area. The building has been fully adapted to ZL I requirements for venues intended for more than 50 people simultaneously, featuring enhanced thermal insulation, above-standard ventilation with HVAC duct distribution, and air conditioning. "Padel is rapidly gaining new enthusiasts in Poland and is increasingly becoming not only a sport, but also a way to spend free time and build relationships. The sports space will be an important part of the project and an example of how a warehouse development can create additional value for its surroundings," said Maciej Krawiecki, COO and Head of Development and Leasing at LemonTree.
The second building, at approximately 15,000 sqm, will serve warehousing, manufacturing, service and office functions. The complex sits directly alongside the S7 expressway, 1 km from the S7 junction, 5 km from the S2 and 8 km from Chopin Airport, providing access to the S2, S8 and A2 routes as well as Warsaw city centre, which is around 15 km away.
MATCH WARSAW is designed to achieve BREEAM certification at the Excellent level. Energy-efficiency measures include enhanced wall and roof insulation, roofs prepared for photovoltaic installation, LED lighting with DALI controls, and separate metering per tenant for electricity and water. The development will also include electric vehicle charging stations and infrastructure for future heavy goods vehicle chargers. Several dozen trees will be planted on site alongside a biodiverse relaxation area. LemonTree states that the total value of its development portfolio exceeds €400 million.
