Wave Hotels, a new company within the Green House Development group, is entering the Polish hospitality market with a focus on acquiring existing hotels and resorts. The venture is led by Adam Sadowski and Andrzej Spychalski, who plan to draw on Green House Development's investment and development experience, alongside the operational expertise of group companies Green House HM and Solarento. Wave Hotels will also offer independent hotel owners professional management services, support in increasing revenue and assistance with optimising operating costs.

The company intends to pursue investment opportunities across Poland, concentrating on tourist destinations including coastal, mountain and spa resort locations. Its targets include both well-performing hotels and properties requiring modernisation or a fresh approach to management. Wave Hotels is particularly interested in family-owned hotels whose owners are considering a sale, preparing for succession or seeking a development partner.

"The Polish hotel market offers significant investment potential, particularly among existing properties that have established themselves and built strong reputations over the years. Some of these hotels now face challenges related to succession, rising operating costs or the need for further investment. We also intend to invest in existing properties, develop their potential and increase their value through professional management. Wave Hotels combines our investment experience with the hospitality expertise we have been developing for years," said Adam Sadowski, President of the Management Board of Green House Development.

Wave Hotels is backed by the Green House Development group, which has been active in the Polish real estate market for more than two decades. In the leisure sector, the group operates Wave Międzyzdroje Resort & SPA and is developing Wave Świnoujście Thermal & SPA and Wave Ustka Thermal & SPA, combining hotel and apartment accommodation with dining, leisure and wellness facilities. The group's operational capabilities are further supported by Green House HM, the operator of Wave Międzyzdroje Resort & SPA, and Solarento, which specialises in apartment rental management under the condo model.

Acquisitions will be the primary but not the only focus of Wave Hotels. The company also plans to work with hotel owners through operational management agreements, franchise arrangements and long-term leases, with services covering day-to-day operations, staff management, sales and marketing, pricing and the development of dining and leisure offerings. "Many hotel owners focus on the day-to-day running of their properties and do not always have the time, resources or tools to fully realise their business potential. We want to give hoteliers access to the expertise and operational capabilities we have developed within our group. Every hotel requires an individual approach, which is why our goal is to find a partnership model that delivers tangible business benefits," said Andrzej Spychalski, Vice President of the Management Board of Green House Development.
