Panattoni Europe laid the cornerstone for the construction of a 35,000 sqm facility for FM Logistic at Panattoni Park Głogów. From these premises, the tenant will service B2C e-commerce for a leading pet store chain owned by Fressnapf Group, which operates in Poland under the international brand Maxi Zoo, carrying out orders for individual clients from Poland and Germany. Panattoni Park Głogów, which will eventually cover 20 ha, is to offer 110,000 sqm under one roof. The investment is to be BREEAM certified at the ‘Excellent’ level.

The latest report by BNP Paribas Real Estate Poland shows that in the first three quarters of this year, a record demand for warehouses was noted, amounting to almost 4.8 million sqm. The company’s analysts also point out that movement at construction sites, where work is currently underway, has also set a new record, with more than 3.7 million sqm of modern office space under construction. As in previous quarters, the development of the sector together with an increased demand for logistics spaces, have been primarily driven by a rise in e-commerce, as well as an increase of companies operating in the logistics and trade sectors.

The Accolade Group currently has 580,000 sqm of warehousing space near the western Polish border and plans to almost double the size of this space in the near future. The group continues to invest in the park in Goleniów, while also entering a brand-new location in Jelenia Góra. 

Prologis has started the development of an SBU centre in the Polish capital – Prologis Park Warsaw-Żerań, DC2. The small business unit facility off Trasa Toruńska in the city’s Żerań district comprises 11,000 sqm of industrial space, with units starting from 600 sqm of warehouse space and office units starting from 100 sqm, which can be combined and enlarged as the business grows.

Savills Investment Management has published its latest outlook report for real estate investment markets in 2022. While next year may mark a turning point for both office and retail investment as the world continues to recover from the COVID-19 pandemic, sectors such as living, logistics and real estate debt also look set offer compelling opportunities.

Spiżarnia, a distributor of Polish food to Western European countries, has chosen 7R Park Lublin to locate its new warehouse and offices. The company will occupy one of the five buildings at the planned logistics park. The facility for Spiżarnia, with an area of nearly 22,000 sqm, was developed in the BTS formula and houses three cold stores. The building will be completed in December 2021.

Macquarie Asset Management has continued to expand its presence in the logistics real estate sector by acquiring a portfolio of CityFlex properties in Poland from 7R for more than €63 million on behalf of one of its managed accounts. 

MLP Group has released its strategic goals to be met within the next three years to 2024. In line with the strategic plan, the period will see the company’s equity, or net asset value (NAV), double from €387 million in 2021 to €823 million at year end 2024. Significant growth in NAV is expected in 2022, driven mainly by the development of new projects in Germany and Austria, already fully secured.

Panattoni is further developing the warehouse stock of Lower Silesia. Panattoni Park Wrocław XIII is under development next to a junction of the A4 motorway in the village of Pietrzykowice just outside Wrocław and will eventually have an area of 75,000 sqm. Logistics operator Chomar has just leased 15,000 sqm in the park. 

Developer activity in the Polish warehouse market at the end of September 2021 remains at a high level. Completions in Q3 2021 660,000 sqm increased the total logistics and industrial stock to 22.4 million sqm. There are 3.46 million sqm under construction, of which over 1.22 million sqm (+120% y/y) are developments without secured leases. In the period under review, gross take-up amounted to 1.44 million sqm (+16% y/y), where, as expected, the e-commerce and logistics segments remained the main force. The correlation of strong demand and moderate new supply affects the vacancy rate, which stood at 5.04% at the end of September 2021 (-2.66 pp y/y).
