One United Properties (BVB: ONE) has surpassed 1 million sqm completed and delivered across its residential and office portfolio in Romania. The milestone follows Q3 2026, the company's largest-ever quarter for deliveries, in which ONE completed three residential developments in northern Bucharest: One High District, One Lake Club and One Lake District Phase 1, totalling 2,238 homes. This volume represents approximately 86% of the 2,610 units delivered over the previous five years and is more than seven times the company's average annual delivery figure over the last ten years.
Earlier in 2026, One United Properties also delivered One Floreasca Towers, bringing the total residential portfolio completed in the first nine months of the year to 2,453 units with a cumulative gross development value of approximately €714 million. In the office segment, the company completed One Technology District in Q3, built on a turnkey basis for Infineon Technologies under a 15-year lease. The building offers 21,514 sqm of gross leasable area, including laboratory space, and was developed to house one of the largest semiconductor research and development centres in South-Eastern Europe.
"The delivery performance of this year's third quarter and the threshold of one million square metres completed and delivered across our entire portfolio reflect the execution capacity we have built over almost two decades. They are the result of consistent discipline in planning, in execution and in the way we finance our projects. Several years ago, the area around this office district was nothing but unused land; today, a new part of the city is taking shape, where people can live close to their offices, services, and lakes," said Victor Căpitanu, co-founder and co-CEO of One United Properties.
Each of the three residential developments delivered in Q3 occupies former industrial or vacant land along the shores of Tei and Plumbuita lakes. One High District has more than 800 homes and a WorldClass fitness club of over 2,000 sqm with a semi-Olympic swimming pool. On the shore of Tei Lake, One Lake Club brings together more than 600 homes with gardens and terraces; one of its towers features an Armani/Casa interior design concept. Phase 1 of One Lake District, with 786 homes built on the site of a former brick factory on Plumbuita Lake, will also include retail facilities, a school and a lakeside promenade open to the public. All three developments use geo-exchange systems that draw on thermal energy stored in the ground for heating and cooling, significantly reducing carbon dioxide emissions.
The developments have also prompted investment in local infrastructure. Together with other developers in the Fabrica de Glucoză area, One United Properties contributed to 3.5 kilometres of new roads at a cumulative cost of €6 million. The company is additionally building two schools in Bucharest's Sector 2, with a combined capacity of over 1,000 pupils, representing an investment of approximately €20 million.
