Construction of the Hila mixed-use building at Brumlovka in Prague is entering its final phase, with tenants expected to move in during the second quarter of 2027. The fifteen-storey project by Passerinvest Group will offer 27,000 sqm of leasable space, combining offices, retail units and rental apartments in a single structure for the first time at the location.
Scaffolding is progressively being removed from the building as interior fit-out work advances. The office floors are the most complete, with interiors and building systems nearing commissioning. Work on plasterwork, flooring, tiling and internal doors continues in the residential section, while ground-floor retail units are also being finished. Revitalisation of surrounding roads and public spaces is under way, and close to 50 new trees will be planted in the area.
Hila will provide 20,200 sqm of office space and 2,300 sqm of retail space. The upper floors will contain 71 fully furnished rental apartments, ranging from studios to four-room units, which Passerinvest will bring to market under the Balance Home brand. This marks the company's first rental residential project. The building will also feature 2,000 sqm of rooftop terraces for office users and loggias with views for residents.
"Hila represents a further significant step in the development of Brumlovka. Alongside office space it will bring new options for retail and services, and for the first time rental housing, directly in the centre of the locality. The combination of these functions is one of the main commercial advantages of the project. Hila will further strengthen Brumlovka's appeal for existing and new tenants," said Eduard Forejt, director of business development at Passerinvest Group.
The 55-metre building was designed by the studio Aulík Fišer Zalabák architekti and is situated on the corner of Vyskočilova, Želetavská and Jemnická streets. Technical features include radiant ceiling heating and cooling combined with heat pumps, air ionisation, openable windows and intelligent LED lighting. The project is targeting energy class A and LEED Gold certification, with GEMO acting as general contractor.
