White Star Logistics, a joint venture between White Star Real Estate and Bain Capital Credit, is commencing the development of a 55,000 sqm logistics center in Raszyn. Within the investment, whose commercialization began at the beginning of the year, three buildings will be constructed in stages. 


The project will include Hall A with an area of 25,394 sqm, Hall B with an area of 18,077 sqm and a slightly smaller Hall C of 11,455 sqm. As the developer declares - the minimum possible module to be created is about 1,200 sqm. 

"Our new investment, is located just 14 km from the Palace of Culture and Science, the very centre of Warsaw, which will be important for dynamically developing logistics and e-commerce companies. Thanks to its location, Raszyn is a very popular logistic location in the south-western suburbs of Warsaw, where warehouse investments have been created continuously for many years. Our team knows this market and its advantages very well, that is why we count on fast commercialization of the whole project", says Bartosz Szewczyk, Managing Partner in White Star Real Estate.

The logistic park in Raszyn, which is being developed by White Star Logistics, is located directly by the S8 junction and in close vicinity of A2 freeway and the S2 route, a part of the Warsaw Southern Ring Road, which is nearing completion. Another advantage of the investment is the systematic completion of successive stages of the S7 route, which should further facilitate transport to Fryderyk Chopin Airport, located 9 km away. 

"Our investment in Raszyn arouses great interest among potential tenants. We are holding talks which should soon result in signing the first contracts. Probably, the first to be commercialized will be building B, which is centrally located in the park, which will give us the greatest flexibility in the implementation of subsequent stages. We have a team with many years of experience in such projects and we want to optimally use the assets of our investment to provide maximum comfort and good conditions to our future tenants", adds Urszula Rasmussen, Head of Industrial Leasing in White Star Real Estate.

The logistic centre in Raszyn will combine BIG BOX space and small modules typical for city logistics and production (SBU - Small Business Unit), in which office facilities will constitute a significant part. In addition to standard parameters, characteristic of A-class warehouse space, the centre will be equipped with modern LED lighting, charging stations for electric cars, and as every investment realized by White Star Logistics, will have a BREEAM certificate at least at a Very Good level.

White Star Logistics' strategy is to create a network of modern logistics centres in the most desirable locations in Poland, and in the first 3 years within the joint venture, White Star Real Estate and Bain Capital Credit intend to develop eight to ten warehouse projects in Poland with a total target area of over 500 thousand sqm. The budget of these projects is to amount to €350 million.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
