Panattoni is further developing the warehouse stock of Lower Silesia. Panattoni Park Wrocław XIII is under development next to a junction of the A4 motorway in the village of Pietrzykowice just outside Wrocław and will eventually have an area of 75,000 sqm. Logistics operator Chomar has just leased 15,000 sqm in the park. 

Developer activity in the Polish warehouse market at the end of September 2021 remains at a high level. Completions in Q3 2021 660,000 sqm increased the total logistics and industrial stock to 22.4 million sqm. There are 3.46 million sqm under construction, of which over 1.22 million sqm (+120% y/y) are developments without secured leases. In the period under review, gross take-up amounted to 1.44 million sqm (+16% y/y), where, as expected, the e-commerce and logistics segments remained the main force. The correlation of strong demand and moderate new supply affects the vacancy rate, which stood at 5.04% at the end of September 2021 (-2.66 pp y/y). MLP Group has released its consolidated financial results for the first three quarters of 2021, showing revenue of PLN 145.7 million, up 7% year on year. Net profit was PLN 202.2 million, having increased 35% year on year. Equity (net assets) rose more than 27% in the first nine months of the year, to PLN 1.54 billion, with gross investment property having advanced by 25%, to over PLN 2.9 billion.

7R has started the construction of its first warehouse complex in the Kujawsko-Pomorskie voivodship. 7R will build two facilities in the 68,700 sqm 7R Park Bydgoszcz. The investment is already partially commercialized. Among the tenants are logistics operator Rohlig Suus Logistics and supermarket chain Stokrotka.

Panattoni has begun construction of a BTS centre for Solaris Bus & Coach. It is to be a warehouse with an area of over 10,000 sqm in Bolechowo near Poznań – just 150 m from the company’s current factory. The buildings will be connected by road and will share utilities. The Solaris BTS centre is to be completed at the end of the first quarter or the beginning of the second quarter of 2022. 

European Logistics Investment (ELI) has commenced constructing a logistics centre in Błonie near Warsaw. The Park Warsaw West X project by ELI and its partner Panattoni is planned as a multi-let facility offering nearly 49,000 sqm of modern warehouse space. The investment is planned to be delivered in Q2 2022.

The current level of buying activity on the warehouse market shows that lands for warehouse and industrial projects remain in high demand. It is being driven by several overlapping phenomena originating in a range of market sectors. What plots are attracting the strongest investor interest? What regions are being targeted and why? The international consulting company Cushman & Wakefield has summed up the third quarter of 2021 for the commercial real estate market in the CEE region. The investment volume at the end of the third quarter of the year amounts to €6.7 billion and is nearly 13% lower than for the same period in 2020.

Panattoni has sold two logistics facilities in western Poland for an undisclosed sum to the Hansa Europe Logistic Fund (HELF), which is managed by German real estate investor Hansainvest Real Assets. 

Panattoni is completing another development for the automotive industry in Bielsko-Biała. As part of Panattoni Park Bielsko-Biała IV, the developer is to deliver a BTS production centre with an area of 33,200 sqm to the Italian-based Cornaglia Group – a producer of components for the automotive industry, as well as construction and farm equipment and other machinery. The building is to be completed in January 2022.
