MLP Group releases three-year strategic goals

MLP Group has released its strategic goals to be met within the next three years to 2024. In line with the strategic plan, the period will see the company’s equity, or net asset value (NAV), double from €387 million in 2021 to €823 million at year end 2024. Significant growth in NAV is expected in 2022, driven mainly by the development of new projects in Germany and Austria, already fully secured.

Chomar takes 15,000 sqm in Panattoni Park Wrocław XIII

Panattoni is further developing the warehouse stock of Lower Silesia. Panattoni Park Wrocław XIII is under development next to a junction of the A4 motorway in the village of Pietrzykowice just outside Wrocław and will eventually have an area of 75,000 sqm. Logistics operator Chomar has just leased 15,000 sqm in the park.

Share of speculative projects in Poland's warehouse market is rising

Developer activity in the Polish warehouse market at the end of September 2021 remains at a high level. Completions in Q3 2021 660,000 sqm increased the total logistics and industrial stock to 22.4 million sqm. There are 3.46 million sqm under construction, of which over 1.22 million sqm (+120% y/y) are developments without secured leases. In the period under review, gross take-up amounted to 1.44 million sqm (+16% y/y), where, as expected, the e-commerce and logistics segments remained the main force. The correlation of strong demand and moderate new supply affects the vacancy rate, which stood at 5.04% at the end of September 2021 (-2.66 pp y/y). MLP Group targets 1.4 million sqm portfolio

MLP Group has released its consolidated financial results for the first three quarters of 2021, showing revenue of PLN 145.7 million, up 7% year on year. Net profit was PLN 202.2 million, having increased 35% year on year. Equity (net assets) rose more than 27% in the first nine months of the year, to PLN 1.54 billion, with gross investment property having advanced by 25%, to over PLN 2.9 billion.

7R starts construction on new warehouses near Bydgoszcz

7R has started the construction of its first warehouse complex in the Kujawsko-Pomorskie voivodship. 7R will build two facilities in the 68,700 sqm 7R Park Bydgoszcz. The investment is already partially commercialized. Among the tenants are logistics operator Rohlig Suus Logistics and supermarket chain Stokrotka.

Panattoni builds 10,000 sqm BTS for Solaris near Poznań

Panattoni has begun construction of a BTS centre for Solaris Bus & Coach. It is to be a warehouse with an area of over 10,000 sqm in Bolechowo near Poznań – just 150 m from the company’s current factory. The buildings will be connected by road and will share utilities. The Solaris BTS centre is to be completed at the end of the first quarter or the beginning of the second quarter of 2022.

ELI launches construction of new logistics centre near Warsaw

European Logistics Investment (ELI) has commenced constructing a logistics centre in Błonie near Warsaw. The Park Warsaw West X project by ELI and its partner Panattoni is planned as a multi-let facility offering nearly 49,000 sqm of modern warehouse space. The investment is planned to be delivered in Q2 2022.

New leases

  • Millennium Gardens has expanded its tenant portfolio by securing a major international logistics provider. The global firm will establish its Budapest office within the development. As a leading service provider, the company already operates nearly 80,000 sqm of logistics infrastructure in the region.
  • BIPA, the drugstore brand of the German REWE Group, has opened the first store in Romania at Bucharest-based Mega Mall. The unit’s leasable area stands at around 370 sqm.
  • M1 Łódź, managed by EPP, has inked new and renewed leases for nearly 5,800 sqm of retail space. The most significant addition is the opening of a HalfPrice store spanning nearly 2,200 sqm.

New appointments

  • CBRE Southeast Europe has strengthened its Zagreb operations with two strategic appointments in the Office Leasing department. Edmund Krznarić has taken over the role of Head of Office Leasing for the Croatian market. Additionally, Jan Pečnik has joined the team as Senior Consultant.
  • Michał Stępień has joined MDC2 as Investment Director. He has over 20 years of experience in the real estate industry, gained at Savills, where he worked in teams dealing with valuation, research, and investment advisory. Over the last few years, he has focused on the industrial and logistics sector, advising on market strategy, asset positioning, and investment decisions.
  • Rob Jones has joined CTP as Head of Investor Relations and PR, having previously led the European Real Estate Equity Research team at BNP Paribas. Jones will be working closely with Group CFO Richard Wilkinson and Maarten Otte.
