JLL is expanding its leadership in the Czech Republic. As of 9 May 2022, it has a new Director of Industrial and Logistics Agency in the Czech Republic.

The beginning of the year was marked by the Russian invasion of Ukraine which caused various obstacles to the Slovak economy. It pushes inflation up to the highest in 17 years as also the prices of food, housing and energy. Nevertheless, the lifted lockdown measures helped boost retail sales and new office leases surpassed renegotiations for the sixth quarter in a row. Experts also saw a record quarter with substantial take-up and plunging vacancy rates, Cushman & Wakefield Slovakia presents in their new report on the Slovak economy.

Inflation is putting pressure on developers to increase rents. Luckily, in some markets, such as the Czech logistics market, buoyant demand is helping drive rental growth. Jakub Kodr, Head of Business Development at CTP Czech Republic talked to Property Forum about the company’s expansion plans, dealing with inflation and changing demand dynamics.

More than 50% of the industrial and logistics projects under construction in Romania are already pre-leased with leasing activity in Q1 2021 rising by 50% to over 300,000 sqm compared to the same quarter of 2021, according to a report by Cushman & Wakefield Echinox. 

The modern, developer-led warehouse stock in the Czech Republic has almost reached 10 million sqm and it may surpass 11 million within a year. A record amount of space was under construction as it has reached a 103% increase compared to Q1 2021. Gross take-up (including renegotiations) also grew in Q1 2022. This quarter also marks the end of the decline in the vacancy rate after almost two years. A total of 175,300 sqm of modern industrial premises is available for immediate occupation. The Industrial Research Forum has announced industrial market figures for Q1 2022.

P3, an investor and developer of European warehouse facilities, has acquired 29 hectares of land in Kąty Wrocławskie. This newly purchased plot is located near Wrocław, in the Lower Silesia region, one of the most attractive warehouse locations in Poland. Logistics facilities will be built on the site comprising a total area of around 175,000 sqm.

Kész Group's new logistics centre will offer 10,000 sqm of industrial space at Szigetszentmiklós, just off the M0 ring road.

Romanian developer Element Industrial will invest €20 million in the expansion of ELI Park 3 by 30,000 sqm, with Ferro Romania, a retailer of sanitary installation equipment, pre-leasing 16,000 sqm in the project.

7R has built a BTS format warehouse in Goleniów for FIEGE, a European logistics operator. From the end of March FIEGE runs in Goleniów an international distribution centre, on an area of nearly 62,500 sqm, for a well-known global e-commerce giant.

Panattoni is developing another complex in the Kraków region – Panattoni Park Kraków North, with an area of ​​55,000 sqm. The first tenant has already been secured for the park: Trivium Packaging – a global manufacturer of metal packaging, which will transfer its existing chemical packaging operations to its new ​​21,000 sqm premises at the beginning of 2023. Panattoni has now developed approaching 200,000 sqm of industrial space in the Kraków region.
