INVESTIKA realitní fond, managed by Czech investment company INVESTIKA, has crossed the CZK 30 billion threshold in net asset value (NAV) for the first time in its history. The fund, which launched in September 2015, holds 65 properties across six European countries and positions itself as the largest non-banking real estate fund for retail investors in the Czech Republic and Slovakia.
"Crossing the 30 billion koruna mark is proof of the long-term trust of our investors. We have been able to deliver stable returns even in years when the real estate market experienced significant fluctuations," said Jaroslav Kysela, board member of INVESTIKA.
The fund targets an annual return of 4–6% and has delivered cumulative growth of 77.01% since inception, equivalent to an average annual return of 5.37%. Over the past 12 months it returned 5.41%, and 35.25% over five years. Investments are open from as little as 100 koruna or four euro, and the fund carries the second-lowest risk rating on the seven-point SRI scale. "We want quality commercial properties, which were long reserved for institutions and wealthy investors, to be accessible to ordinary people. With a minimum investment of 100 koruna, anyone can today hold a share in an office building in Warsaw or a shopping centre in Leipzig," Kysela added.
The portfolio spans Poland (59%), the Czech Republic (23%), Germany (10%), Croatia (4%), Austria (3%) and Spain (1%), with offices accounting for 49% of assets, logistics 22% and retail 18%. The fund has 565 tenants, a weighted average unexpired lease term (WAULT) of 4.2 years, and lease agreements include inflation indexation clauses.
Key assets include the Höfe am Brühl shopping centre in Leipzig with nearly 55,000 sqm, the P180 office building in Warsaw with 32,000 sqm, a logistics portfolio of 211,000 sqm across Bydgoszcz, Poznań, Kraków, Gdańsk and Kielce, and the CAE Aviation Training Centre in Schwechat near Vienna airport. "Spreading assets across several countries and sectors is the best protection against volatility in individual markets. We intend to continue expanding the portfolio with commercial properties in central and western Europe," Kysela said.
INVESTIKA was founded in 2015 and holds a Czech National Bank licence for fund management and investment services. As of 30 June 2026, it managed assets across its investment funds totalling over 46 billion koruna for more than 100,000 investors.
