Bratislava brownfield to become urban warehouse complex

A complex of urban warehouses and sales and exhibition spaces is to be built on the border of two Bratislava districts, Rača and Vajnory. According to the developer Alto Real Estate, the project named STORE.TO could include small distribution centres, e-shops and facilities for small businesses, production and services or for buying directly from the warehouses. However, the future design has not yet been disclosed, but the cost of construction is estimated at €24 million, yimba.sk reports.

Polish warehouse sector hits the brakes

According to AXI Immo, more challenging economic situation and a ‘wait and see’ approach adopted by market players have been the key factors affecting the Polish industrial real estate sector in H1 2023. Gross take-up amounted to 2.24 million sq ]m (-39% y/y) between January and June. A soft patch was also visible on the supply side. Although a relatively large amount of space was added to the market in H1 2023 (2.6 million sqm, marking a 9% y/y increase) and total stock increased to 30.6 million sq \m, there was only 2.13 million sqm under construction as at the end of June 2023 – 50% less compared to a year earlier. The vacancy rate climbed to 6.7% at the end of Q2, marking a 3.3 p.p. increase on Q2 2022.

Panattoni completes its largest project in Małopolska

Panattoni has completed Panattoni Park Kraków North, its largest project in Małopolska with an area of over 56,500 sqm. Trivium Packaging is to occupy around 21,000 sqm while Almus is to take up over 25,000 sqm. These are two of the largest leases signed by Panattoni in the region.

Czech industrial companies increasingly run on solar energy

Developers, tenants, and owners of industrial and warehouse space in the Czech Republic are currently investing heavily in their solar power plants. This trend reflects not only the progressive modernisation of the energy sector but also the gradual move away from dependence on fossil fuels. Within this wave of innovation, we are also seeing extensive technological modifications being carried out in parallel on many buildings, aiming at an overall cut in energy consumption. One of the largest rooftop solar power plants to date is at the Urbanity Campus Tachov industrial park, with a reported installed capacity of 5 MW and an approximate annual production of more than 5,000 MWh of electricity, says 108 Agency in its latest report.

Poland's industrial market claims a podium finish

According to the latest report from Cushman & Wakefield, gross warehouse take-up in Poland stabilized at over 1 million sqm in Q2 2023. Furthermore, at the end of June 2023, there was 2.1 million sqm under construction, with the relatively strong development activity being driven by higher rents encouraging investors to launch new projects. In addition, Poland entered the top three EU markets in terms of warehouse stock, jumping into third spot behind Germany and France.

New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
