Czech developer Passerinvest Group is constructing a mixed-use building called Orion at the Brumlovka district in Prague, at the junction of Vyskočilova and Michelská streets. The nine-storey building will have a total area of 28,000 sqm and is scheduled for completion in the first quarter of 2029, with construction starting in the fourth quarter of 2025. The general contractor is Gemo.
Orion will combine office space, ground-floor retail units and 134 fully furnished rental apartments ranging from studio to three-bedroom layouts. The building will include roof terraces totalling over 2,300 sqm, with a shared terrace of nearly 800 sqm available to all tenants. Four underground levels will provide 475 parking spaces with electric vehicle charging infrastructure.
"Prague needs to develop in many areas. New construction, whether residential or office buildings, is among the most important. I am grateful that our company, at a time when new construction in Prague is generally stagnating, is building two significant projects at Brumlovka, Hila and Orion, which will benefit not only the development of Prague 4," said Radim Passer, founder and CEO of Passerinvest Group.
Orion is designed with a focus on sustainability and energy efficiency. The building is targeting LEED Platinum certification and an energy performance certificate of category A, and will comply with EU taxonomy criteria. Technologies including heat pumps, geothermal boreholes, photovoltaic panels and radiant ceilings will support energy performance, while enhanced air exchange with ionisation and an intelligent building management system will be installed throughout.
The architectural design is by studio Aulík Fišer Zalabák architekti. "Orion should complete the urban environment and quality public space on Brumlovka's central street, Vyskočilova. The design presents a compact block composed of office and residential sections with civic amenities at ground level," said architect Jan Aulík of Aulík Fišer Zalabák architekti. The project is being built on the site of a former tennis complex; Passerinvest Group relocated the Tennis Club LTC 1927 Praha – Michle to new courts nearby, completed last spring.
