In 2021, Poland's warehouse market recorded another outstanding result. The seven most important highlights included a record-breaking volume of investment transactions, take-up, and space under construction. The total industrial stock at the end of December 2021 amounted to more than 25 million sqm, with the vacancy rate indicating only 3.72%.

Panattoni is once again developing a project for DB Schenker near Poznań. In the second quarter of 2022, the logistics operator will occupy over 20,000 sqm in Panattoni Park Poznań XII, where it will serve its client from the automotive sector. The two companies have worked together in Panattoni Park Poznań VIII in Komorniki. The building will feature reinforced floors, suitable for forklifts that use the inductive loop technology. Panattoni will also deliver numerous green solutions, which should allow the project to obtain the BREEAM certification at the “Excellent” level.

MLP Group's financial standing remains very strong, as confirmed by the posted results for 2021. Last year, MLP Group’s net asset value (NAV) went up 51%, to PLN 1.82 billion (€396.7 million). The value of its investment property rose 46%, to around PLN 3.4 billion (€752 million). Consolidated rental income (i.e. revenue from the Group's core business) was PLN 196 million (€42.8 million), representing a nearly 15% increase year on year. At PLN 632.3 million (€138.1 million), operating profit surged 112% year on year, with a nearly threefold increase in net profit, to PLN 480.5 million (€105.0 million).

Revetas Capital has launched a sustainable logistics platform targeting key transport routes and hubs throughout Europe. The first acquisition is a multi-phased, sustainably developed logistics park which will offer 55,000 sqm GLA within an established location east of Kraków, Poland. The investment entails the development of a prime industrial/logistics park that aims to achieve BREEAM “Excellent” rating within one of the most sought-after logistics sub-markets along the “A4 corridor”. This transaction marks Revetas’ entrance onto the logistics market in Poland, a country where the firm has been active for more than ten years in the mixed-use, office, retail and residential sectors.

Panattoni Park Koluszki, with a target area of ​​39,800 sqm, is now 60% leased. In September this year, more than 13,500 sqm will be occupied by international auto parts supplier Kamoka. The tenant was represented by Axi Immo in the selection process for the location and negotiating the contract.

Accolade Industrial Fund had a successful 2021. Its performance exceeded 20 percent last year, an all-time high. The fund's portfolio had grown to include more industrial parks, and the total leased area exceeded one million sqm. Over 2,200 investors have already invested in the fund. 

Panattoni is to open up a new warehouse market in Central Poland. The developer has purchased a site in Pabianice, where it plans to deliver a park with a total area of ​​95,000 sqm. The first building is to be completed this June and has already been leased by one of the leading electronic store chains in Poland. Panattoni Park Pabianice will be situated close to the S14 expressway, just 35 km from the junction of the A1 and A2 motorways, which means efficient distribution to markets across Poland. The three-building complex is to undergo BREEAM certification at the ‘Excellent’ level.

Warehouse developer LCube is planning to acquire a minimum of four new sites this year. This will mean it will double the number of its current projects.

Polish warehouse developer MLP Group signed 48 contracts last year to lease a total of nearly 300,000 sqm of warehouse space, approximately 50% more than in the preceding year. The property portfolio managed by MLP Group has already exceeded 1 million sqm, with a further 2 million sqm under development.

A new 21,000 sqm logistics park is under construction in the town of Valašské Meziříčí, located in the east of the Czech Republic. The third fund of the Arete Group is now starting construction with an investment of over €15 million. According to the investor´s plans, the first tenants will move in by the end of this year, the company reports on logistikadnes.
