P3 Logistic Parks has started construction of the final warehouse - comprising 77,630 sqm - at its Poznań park, located in a convenient location between Berlin in Germany, and Warsaw in Poland. Almost a third of the new space, 25,507 sqm, has already been leased to the logistics company Kurier, owned by VAN group.


Magda Twarowska, Head of Leasing P3 Logistic Parks in Poland, said: “For many years, Park P3 Poznań has been very popular with tenants from a variety of sectors. In the last year alone, we commissioned and leased over 120,000 sqm of modern warehouse space in this location. Once this final facility is completed, the total area of all warehouses on the site will stand at approximately 405,000 sqm, making it one of the largest logistic parks in the Wielkopolska region. We are delighted that our long-standing client VAN group, also recognises the potential of this location and has decided to develop its business in one of our parks.”

The new building is being constructed in accordance with the requirements of a BREEAM certification at the ‘Excellent’ level. Panels with a PIR core will provide effective insulation from environmental effects, while a reinforced roof will allow for the installation of solar panels in future. Energy-saving LED lighting will be installed throughout the warehouse, along with an automatic DALI control system. Taps with water-saving aerators in the bathrooms will be activated by motion sensors, which also provides a hygiene benefit. The building will be equipped with grey water recovery facilities and an astronomical clock which provides pinpoint accuracy. The greenery around the building will not require watering. The facility will also include two electric car charging stations, as well as parking spaces for bicycles. The general contractor is Atlas Ward Polska.

Leszek Stasiński, Contract Logistics Development Manager at VAN group, said: “We have been successfully cooperating with P3 Logistic Parks for many years, as one of our warehouses operates in the P3 Błonie park, near Warsaw. We think favourably of our relationship to date and that is why, when we were looking for a new suitable location in western Poland, we decided upon P3 and the Poznań park. I am sure our ongoing collaboration will continue to be successful and allow us to effectively provide contract logistics services for our partners.”

The P3 Poznań park is located 16 km from downtown Poznań, close to the S11 express way. The A2 motorway runs nearby, providing a convenient connection eastward to Warsaw and westward to Berlin. The excellent location of the park attracts customers in e-commerce, manufacturing companies, and those distributing products to western European markets.

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.

Green finance becomes the new rule for Romanian real estate

Sustainability criteria are playing an increasing role when banks finance real estate projects in Romania, while buildings that meet green finance standards can obtain better terms. These are the findings of a study carried out by Colliers on the local market, based on responses from four commercial banks, which together hold more than half of the Romanian banking system's assets, and two multilateral development banks active in the real estate sector. The clearest rule identified for new buildings is the NZEB-10% standard, applied by all institutions analysed. All six require the primary energy demand of a new building to be at least 10% below the national NZEB threshold, and a project that does not meet this standard may still be financed, but the loan will generally not be classified as green finance.
