Morska Agencja Gdynia sp. z o.o., a specialist provider of sea, land and rail freight services, will become a tenant of one of the two buildings of Panattoni Park Tricity East V. It has leased 22,800 sqm of warehouse space in a build-to-suit facility. The tenant was advised on the choice of location and during lease negotiations by real estate advisory firm Newmark Polska.

Morska Agencja Gdynia has a long history – it was established in 1951. Having initially represented international shipping companies and shipowners, it went on to specialize in freight forwarding, warehousing and customs services. Today it is one of the largest and oldest transport and logistics companies in Poland. Morska Agencja Gdynia provides comprehensive transport of oversized, loose, liquid and break-bulk goods from any place in the world. It also cooperates with producers of wind turbines, transloading components for wind farms in Polish harbours.

“The Covid-19 pandemic and the war in Ukraine have disrupted supply chains across the board. The previous business strategy based on holding minimum inventory is ineffective in the current environment. That’s why we decided to secure new warehouse space to provide comprehensive services to our clients and meet their requirements,” says Krzysztof Laskowski, Vice President of the Management Board, Morska Agencja Gdynia.

“To accommodate its rapid growth and increased demand for warehouse space, Morska Agencja Gdynia opted for leasing the whole building in Panattoni Park Tricity East V. In addition to being conveniently located, the new facility will be fully tailored to our client’s needs. As a result, Morska Agencja Gdynia will enjoy optimum conditions in which to expand its services and reach out to new clients,” says Michał Rafałowicz, Regional Director, Newmark Polska.

Panattoni Park Tricity East V is a modern distribution centre which will comprise two buildings upon completion. It is being developed in Przejazdowo, Pruszcz Gdański.

“The park’s strength lies in its proximity to the A1 motorway, Tricity’s ring road, and the Deepwater Container Terminal in Gdansk. The warehouse will feature oversized doors and a storage yard for large goods. It will also provide a range of eco-friendly solutions and be BREEAM certified,” says Martyna Sochaczewska, Leasing Director, Panattoni.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
