Both Polish and international companies are reporting a growing demand for modern data centres. While the availability of suitable development land in established Western European markets is shrinking, Poland still has a large pool of excellent and affordable sites meeting data centre requirements.

Korean logistics company Unico Logistics has leased 11,250 sqm of space in the newly built hall at BIK Park Wrocław. The investment carried out by Biuro Inwestycji Kapitałowych near Wrocław will provide a total of 22,500 sqm of modern warehouse space. The commissioning of the ready-made facility is planned for September this year. The offer also includes free warehouse modules for rent.

The Polish warehouse market remained stable in Q1 2022, with a slight decrease observed on the demand side with 1.56 million sqm leased (-2.5% y/y). On the supply side, developers completed over one million sqm (+44% y/y) projects. A record-breaking 4.9 million sqm remains under construction, with factors such as inflation and rising material and contractor prices driving rental rates up. Not without matter for the entire sector is the geopolitical situation behind Poland's south-eastern border, which may temporarily increase the demand of tenants relocating their business from Eastern Europe in the following quarters of the year. AXI IMMO presented the results of the Polish warehouse market in the period January - March 2022 in the report "Polish Warehouse Market in Q1 2022".

Morska Agencja Gdynia sp. z o.o., a specialist provider of sea, land and rail freight services, will become a tenant of one of the two buildings of Panattoni Park Tricity East V. It has leased 22,800 sqm of warehouse space in a build-to-suit facility. The tenant was advised on the choice of location and during lease negotiations by real estate advisory firm Newmark Polska.

Panattoni is opening up another market - this time the developer has chosen Radom, the largest city in Mazowsze following Warsaw. The Panattoni Park Radom distribution centre, which will have an area of 44,200 sqm at full build-out, is being constructed 10 minutes from the S7 and 10 km from Warsaw-Radom airport. The first two buildings with a combined area of 13,500 sqm are to be completed at the end of 2022/beginning of 2023 and they already have tenants from the logistics and grocery sectors. 

The Polish warehouse market continues to strengthen its European position. The market’s already high demand was further boosted in Q1 2022 by increased activity in the manufacturing sector.

As part of its 2022 Savills "Impacts" research programme, the global logistics sector has the wind behind it for the foreseeable future, with the main drivers being ecommerce, and the race for additional warehouse space to secure international company supply chains.

P3 Logistic Parks has started construction of the final warehouse - comprising 77,630 sqm - at its Poznań park, located in a convenient location between Berlin in Germany, and Warsaw in Poland. Almost a third of the new space, 25,507 sqm, has already been leased to the logistics company Kurier, owned by VAN group.

Panattoni is extending Panattoni Park Wrocław West Gate. The building now under construction is to be occupied by international logistics operator Hellmann Worldwide Logistics Polska sp. z o.o. sp.k., which is to take up 16,200 sqm within the next few months. After the expansion, the park will have an area of around 46,900 sqm and Panattoni will come close to having developed 2 mln sqm in the Wrocław region.

According to Newmark Polska, Poland’s total warehouse and industrial stock surpassed the 25 million sqm mark, representing a 16.6% increase in the same period in 2021. New supply in the first three months of this year reached close to 1.3 million sqm, the best quarterly result in the history of the Polish market.
