MLP Group has received a Very Good BREEAM International New Construction certificate for its new project at the MLP Pruszków II logistics centre.

Demand for warehouses at 3.15 million sqm and new supply at 1.14 million sqm set new H1 records for the industrial market. Poland registers Europe’s second-highest developer activity with over three million sqm under construction. JLL summarised Poland’s industrial market for H1 2021.

Panattoni has started the development of Panattoni Park Rzeszów Airport II, including an 11,300 sqm BTS project, which is being constructed for US firm BorgWarner. This US-stock exchange listed company produces vehicle powertrains and exhaust system subassemblies. The tenant is to start setting up its assembly lines before the end of the year, with the entire building to be handed over in February 2022.

In the first half of 2021, Accolade has achieved a lease of 370,000 sqm of modern and sustainable space to tenants in the e-commerce, logistics, and light industry sectors. The company has also been very active in expanding its current industrial parks and investing in new projects. Almost 100,000 sqm of warehouses have been completed and a further 430,000 sqm of modern industrial space, worth more than €400 million, is under development. 

At the end of Q2 2021, developers were working on projects set to increase Poland’s stock of modern space by more than 3.3 million sqm. This represents a result not previously recorded for a single quarter as there is c.a. 34% more under construction than in the previous quarter

Accolade decided to expand its industrial park in Gorzów Wielkopolski. In this strategic location in Western Poland, in addition to the present spaces of 53,000 sqm for modern business, it has acquired new plots and will deliver nearly 100,000 sqm of new industrial warehouses. New projects aspire to BREEAM certification of sustainability at tje “Excellent” level. The total Accolade investment in the region amounts to €125 million.

7R is building an advanced warehouse facility in Silesia for Aluprof SA – one of the manufacturers of aluminum systems in Europe. The tenant, which exports products to 55 countries and has 1,300 regular customers, will move into the building in Q1 2022.

GEODIS, an international logistics company, has signed a lease agreement for additional 5,000 sqm of warehouse and office space in the Tristar Wrocław industrial and logistics park. Until now GEODIS Poland Sp. z o.o. who provides Contract Logistics, Road Transport and Freight Forwarding Services occupied approx. 15,000 sqm. Starting from 2nd February 2022, GEODIS will expand their footprint in the project to 20,000 sqm of total leased area.

Piotr Trzciński, Head of Investment – Poland at Savills Investment Management talked to Property Forum about the changes forced by pandemic on the investment market, financing conditions and the long-term strategies of major international players.

The Polish warehouse market experienced robust occupier demand in H1 2021, with take-up at 3.3 million sqm. Logistics companies and e-commerce retailers accounted for over half of all space leased. Supply also remains high, with 1.1 million sqm delivered in the first six months of 2021, which is a testament to strong market fundamentals. Very good absorption of space has resulted in a decline in availability, to 5.4% of the stock at the end of June. However, with the amount of space under construction at an all-time high of 3.4 million sqm, the vacancy rate is expected to stabilise in the upcoming quarters.
