Investors' interest in the construction of retail parks in Serbia has not been declining for several years now. Investors are mostly focused on building new facilities in secondary and tertiary locations. As much as 14% of the total offer of retail parks in Serbia is located in the region of central Serbia. The Šumadija region is attracting more and more attention, so the company Peštan announced the opening of a new retail park in 2025 - Arandjelovac Retail Park. 

Industrial developer CTP has leased around 20,000 sqm at CTPark Belgrade City to Mercata VT, the biggest tobacco and FMCG distributor in Serbia. The company will use the warehouse space as its new distribution centre for the next decade. 

CTP has leased approximately 68,000 sqm of industrial and warehouse space to Mercator, a major Serbian supermarket chain, at CTPark Belgrade City, which will be the largest logistics hub in Serbia when complete.

Belgrade’s residential market is not cooling down with demand remaining strong and price growth continuing, according to real estate agency Cordon’s report for Q2 2023.

Moxy Belgrade has arrived in Serbia’s capital city. The 131-guestroom hotel is located in the city centre, nestled in the corner of Njegoseva Street which sits within one of the oldest cultural neighbourhoods of Belgrade. The property is located just a few minutes walk from Slavija, one of the biggest and most famous city squares.

With EBRD financing, Serbia will expand science and technology parks (STPs) and construct new ones in cities across the country, including Niš, Čačak, Kruševac and Belgrade (in the BIO4 Campus). A sovereign loan of €80 million and accompanying project agreements were signed in Belgrade by the Prime Minister of Serbia, Ana Brnabić, the Minister of Finance, Siniša Mali, and the EBRD Regional Head of the Western Balkans, Matteo Colangeli, as well as directors of existing STPs.

CA Immo has successfully signed and closed the sale of the Serbian office complex Belgrade Office Park to a domestic investor. With two buildings and an underground car park, the complex comprises approx. 27,200 sqm of total lettable space. The building, which is located close to the city centre, was 97% let as of April 30, 2023, with annualized gross rental income of around €4.4 million.

CBRE has announced the new role of Zvezdana Milutinović as Head of A&T Residential for the SEE region, effective June 1, 2023. Zvezdana joined CBRE at the beginning of the operations in the SEE region, 5 years ago when the direct office in Belgrade for the SEE region was established.

The Lastavice development project in Belgrade, Serbia, has just completed its rough construction. The first building of the project, which will offer almost 500 flats and require an investment of more than CZK 2 billion (€84 million), will be completed by the Czech developer UDI Group in spring 2024, while the construction of the second of the project's two buildings will begin at that time.
