Duda Development has received a final occupancy permit for Dyfrakcja Łódzka, a residential project at ul. Wodna 3 in Łódź, situated near the Nowe Centrum Łódź district and Łódź Fabryczna railway station. The development delivers 8,688 sqm of residential floor space across 214 apartments, ranging from studio flats to four-room units, along with 615 sqm of ground-floor retail and service space, a two-level car park with 112 spaces, and eight commercial units.
The project is located close to the EC1 cultural and science complex, a revitalised former power station, and within reach of universities including the University of Łódź and Łódź University of Technology. The developer notes that proximity to Łódź Fabryczna, with its rail connection to Warsaw, makes the development attractive to residents who work in the capital but seek more space in Łódź.
Each apartment includes a balcony, while units on the upper floors have private terraces of over 70 sqm. The building's architecture references Łódź's industrial history, and the developer highlights the quality of shared spaces and finishing materials.
"Both early-stage projects and fully completed ones meet different buyer needs. Today's Polish buyer is more experienced and chooses the moment of purchase precisely according to their plans. Dyfrakcja Łódzka is aimed at those for whom timing, tangible quality and immediate access to the property are key. A buyer can verify the workmanship, collect the keys and move straight into the fit-out process," said Wojciech Duda, president of the board at Duda Development.
"A completed apartment in Dyfrakcja Łódzka is above all a stable store of capital. Residential properties in locations such as Nowe Centrum Łódź show resilience to market fluctuations and steady demand from reliable tenants. A completed construction process eliminates the waiting period, allowing investors to generate rental income immediately while benefiting from long-term value growth," Wojciech Duda added.
Duda Development has operated in the Polish residential, commercial and land markets for nearly 30 years. Its portfolio includes the multi-phase Diasfera Łódzka project, which delivered 583 apartments and 19 service units in Łódź, as well as developments in Poznań such as Dobry Szeląg and Epika Jeżyce.
