SEE construction markets set to record further expansion until 2023

In the first year of the pandemic, the construction market of the SEE region as a whole remained in the positive, and further expansion is expected until 2023. The only exception is Bulgaria where a harsh transition is foreseen for 2023 when the 2014-2020 EU programming period ends financially. The massive growth experienced in the years before 2020 is not anticipated to return. around 3% growth is projected for 2021 and 2022, and a 3% drop for 2023. The countries with the largest cumulated growth on the forecast horizon are Croatia and Serbia, according to the Eastern European Construction Forecasting Association’s 2021 Summer Construction Forecast Report.

Real estate services platform Novaston was an exclusive support agent in the sales process of two retail properties in Serbia between two influential investors in the Balkan region: NEPI Rockcastle and BIG CEE. The binding agreement with the total consideration of the approx. €61 million euros for retail properties Kragujevac Plaza Shopping mall (with a GLA of 22,300 sqm) and Krusevac retail park (with a GLA of 8,600 sqm) was signed in June.

Serbia’s construction industry to return to growth in 2021

During the last six years, between 2015 and 2020, the Serbian construction industry rolled out into one of the strongest growth cycles in recent history. The powerful surge in construction outputs surpassed all initial expectations, and there are a number of converging factors behind its formidable result. The recovery after the recession gradually transformed itself into a fully-fledged construction boom, which more than doubled Serbia’s construction output, from €2 billion in 2015 to €4 billion in 2019. Even the pandemic in 2020 didn’t change the very positive outlook, although it did cause a slowdown and negative consolidation of construction outputs by some 5% at constant prices. The expected growth should return in 2021, however. The EECFA (Eastern European Construction Forecasting Association) has released its latest article about the Serbian construction industry, written by Dejan Krajinović, Beobuild Core D.O.O.

GTC’s Belgrade buildings gets LEED certified

In February 2021, the N3 building of GTC’s Green Heart office complex in Belgrade has obtained a LEED Gold certificate, thus finalising the certification process for the whole complex. Completed in 2020, Green Heart comprises five Class A buildings providing 46,300 sqm of office space.

New leases

  • Sygnity will take over new office space in Building B of the West Forum complex in Wrocław. The tenant, which has been present at the site for nearly 20 years, has opted to relocate within the development and sign a new long-term lease agreement. Sygnity was represented in the transaction by Patron Brokers, while BNM Real Estate serves as the exclusive agent for West Forum.
  • The M1 Zabrze shopping centre, managed by EPP, has signed new leases covering 2,500 sqm. This includes CentrumRowerowe.pl, which will occupy 2,150 sqm for a new stationary showroom. The tenant group at M1 has also been joined by Alpine Pro, Świat Książki, and Wakacje.pl.
  • Millennium Gardens has expanded its tenant portfolio by securing a major international logistics provider. The global firm will establish its Budapest office within the development. As a leading service provider, the company already operates nearly 80,000 sqm of logistics infrastructure in the region.

New appointments

  • Mateusz Sobczak has joined Scallier’s operations in Poland as Project Manager within the Development Department. Sobczak is an experienced engineer with 15 years of professional practice in project management within the commercial real estate sector. Throughout his career to date, he has collaborated with leading logistics developers, including the MLP Group and 7R.
  • CBRE Southeast Europe has strengthened its Zagreb operations with two strategic appointments in the Office Leasing department. Edmund Krznarić has taken over the role of Head of Office Leasing for the Croatian market. Additionally, Jan Pečnik has joined the team as Senior Consultant.
  • Michał Stępień has joined MDC2 as Investment Director. He has over 20 years of experience in the real estate industry, gained at Savills, where he worked in teams dealing with valuation, research, and investment advisory. Over the last few years, he has focused on the industrial and logistics sector, advising on market strategy, asset positioning, and investment decisions.
