Develia has completed construction of Żabiniec Vita, a residential development in the Krowodrza district of Kraków, located 3 km from the city centre. The four-storey building contains 120 flats ranging from 32 to 122 sqm, with layouts of one to four rooms, as well as three retail and service units. Each flat has a balcony, terrace or garden, and residents have access to an underground car park, outdoor parking spaces and bicycle racks. Key handovers to buyers are scheduled for the fourth quarter of 2026, with most flats already sold.
The development is served by the nearby Bratysławska tram stop, from which the city centre can be reached in around ten minutes, while a car journey to Kraków's northern ring road takes under 15 minutes. The surrounding area includes retail outlets, educational facilities, a kindergarten and a primary school, as well as Plac Imbramowski, situated 700 metres away.
"For buyers, beyond price and floor area, the immediate surroundings of a development are increasingly important, as they affect everyday life. Żabiniec, despite its proximity to the centre, retains a quiet, local character, and the area offers many leisure options," said Paweł Niedziela, head of sales at Develia.
The remaining available flats are priced from 14,650 złoty per sqm. The project was designed by the architectural studio S&W Vision Bogdan Skoczek, with TK Nova acting as general contractor. This is Develia's tenth development in Kraków, which the company describes as one of its key markets.
Develia is listed on the Warsaw Stock Exchange and has been active for 20 years, delivering projects in Warsaw, Kraków, the Trójmiasto area, Katowice, Poznań and Wrocław. The group has completed 73 housing estates comprising 193 investment phases, totalling more than 27,000 flats with a combined area of 1.5 million sqm. In 2025, the group reported sales revenue of 2,076.9 million złoty and consolidated net profit of 442.6 million złoty.
