Investors love Central European real estate

According to Cushman & Wakefield, commercial real estate investment activity in the core Central European markets of Poland, the Czech Republic, Slovakia, Hungary and Romania reached €6.05 billion in the first three quarters of 2016, a 37% increase y-o-y, albeit with reduced activity during the third quarter. Investment in the CE region slipped back following a strong second quarter. The volume of assets traded totalled €1.4bn in Q3 2016, down over 20% a year ago and half Q2 volumes.

Only two shopping centres will be completed in 2016 in the Czech Republic due to the slow-down of construction activity in response to the perceived market saturation. Colliers International has released its Q3 retail market report for the Czech Republic, which also states that there are signs of new entrant demand which do not match suitable space availability.

Prague residential market reaches new highs

In H1 2016, a total of 3,350 apartments in 47 new residential schemes were completed in Prague. For the second half of the year, another 3,200 units are estimated to be completed in the Czech capital. In total, JLL expects 6,500 units to be completed in Prague, which is the highest figure since the real estate crisis in 2009.

House prices grow rapidly in CEE

Central and Eastern European housing markets are over the crisis and prices have once again begun to rise. The general upswing, observed on European housing markets, is supported by a number of factors. Following the economic crisis, GDP has begun to grow once again in most countries and the interest environment is also favourable to borrowing. These both contribute to a recovery in housing market demand, which may then materialise in higher prices. In the case of housing markets in the Central and Eastern European region, significant differences in price dynamics may be observed. Hungary stands out from the field, where a highly significant price rise has been observed in the past two years with the prices of second-hand homes having grown by 29 percent. We take a look at Central and Eastern European housing markets.

Latest news


New leases

  • Aluprof SA, has joined the tenant roster in the LIXA E building in Warsaw. The 340 sqm of modern space located on the ground floor of the building will house the company’s office and showroom. The LIXA E building has also been chosen by the medical communications agency Unique Work for its new headquarters. The company has leased nearly 285 sqm of space, also on the ground floor.
  • The offer of Galeria Amber, managed by EPP, was strengthened by four new tenants. Among them were iSpot, Burger King and Klockolandia, which debuted in Kalisz. Monnari has also joined their ranks. The new agreements covered a total area of almost 600 sqm.
  • Freundschaft is joining the tenants of the N21 office building in Warsaw. The advertising agency will move into its new premises in May 2024. The company will occupy over 500 sqm of space in the facility.

New appointments

  • DVM group, an integrated architectural and construction services provider is restructuring its design department. Ákos Csécsei has been appointed to head the architectural design department and Tímea Fekete-Tóth to lead the interior design department. The managers have grown with the company, with multiple projects to their name.
  • Meta Estate Trust has named Adela Antone as Investment Director. She has around 20 years’ worth of experience in the banking and real estate sectors.
  • The Gdańsk-based consultancy agency Querco Property is expanding its team of advisors in the industrial department at its new branch in Warsaw. Grzegorz Furmanek has joined the group of experts, who - as a negotiator - will also handle technical consultancy for clients.
