Colliers Romania has been appointed to coordinate the repositioning process for the two Unirea Shopping Centres in Bucharest and Brașov. These centres boast significant retail spaces, with the Bucharest location covering over 80,000 sqm and the Brașov centre 16,000 sqm.


The mandate encompasses developing a new concept study, redefining the commercial spaces, and attracting new tenants who align with the current market context and the specific characteristics of each location. This collaboration comes amidst significant shifts in consumer behaviour among Bucharest residents, influenced by the continuous development of the retail market over the past two decades.

Simina Niculiță, Head of Retail Agency at Colliers Romania, stated: "The appeal and operational model of Bucharest's shopping centres have changed considerably in recent years. In this context, a building like Unirea Bucharest, with its ultracentral location and excellent accessibility, requires a fresh approach – modern concepts aligned with international retail and leisure trends. The potential is immense, and we are confident that many operators, both local and international, will want to join this project, including brands not yet present in the Romanian market."

The owner's objective is to transform Unirea Bucharest into a modern, adaptable multifunctional space, moving beyond the traditional fashion-centric retail model. 

The new concept will integrate a diverse range of functionalities and services, from restaurants, cafes, and rooftop bars to dedicated cultural, sports, and entertainment zones. Additionally, the project considers incorporating co-working spaces or traditional offices to meet the increasingly varied demands of urban consumers and tourists frequenting the central area.

Concurrently, Colliers will also oversee the complete repositioning of Unirea Shopping Center Brașov. This building will undergo extensive renovation, with its reopening estimated for late 2026 or early 2027.
