Develia has finalised the sale of the Arkady Wrocławskie property in Wrocław to Vastint Poland, part of an international real estate group focused on commercial projects. The transaction value is €42.967 million (approx. PLN 182 million).

Arkady Wrocławskie, a mixed-use retail and office complex commissioned in 2007, is located near Powstańców Śląskich, Swobodna, Komandorska, and Nasypowa streets. The agreement covers the sale of the land along with all existing buildings, which are currently being demolished. Vastint plans to continue the demolition and develop a new mixed-use project on the site.

“By finalising this sale, we have achieved one of our strategic objectives — the divestment of our office and retail portfolio. This strategy has allowed us to focus on our core residential business and increase market share,” said Andrzej Oślizło, CEO of Develia. “I am pleased that a new project on the site of Arkady Wrocławskie will be developed by an experienced investor, enhancing this part of the city,” he added.

The proceeds from the transaction will partly repay a loan secured to prefinance the property (approx. €26 million), while the remaining funds will support Develia’s residential segment, including the planned acquisition of Bouygues Immobilier Polska. “The sale aligns fully with our investment policy. Reinvesting in residential projects will provide higher returns,” said Paweł Ruszczak, Vice President of Develia.

“For many years, Arkady Wrocławskie was a central hub for meetings, shopping, and events. We are now entering a new chapter for this location. Our plan is to create a modern, multifunctional project that integrates into the city centre and offers value for residents and businesses,” said Roger Andersson, Managing Director of Vastint Poland.

Vastint has previously developed the Business Garden office complex and the B10 office building with the Element By Westin hotel in Wrocław.

Develia was advised by Dentons (legal) and Avison Young (commercial), while Vastint was advised by Legal Kraft.
