Fall in interest in Czech industrial space expected

Over one million square metres of industrial space is currently under construction in the Czech Republic. Most of them are pre-leased. New completions reached a record 521,600 sqm, representing the highest-ever volume of new space delivered to the Czech market. This is a 295% increase compared to Q3 2021 and an incredible 340% increase compared to Q2 2022. However, possible pressure on the correction of market rents can be expected. Given the current rent levels, it is already possible to register a declining interest of some of the Czech and foreign companies in leasing industrial space in the Czech Republic, according to the latest Knight Frank report.

CPIPG cleans up portfolio and sells €2 billion of assets

CPI Property Group has announced the divestment of part of its portfolio to reduce the Group's debt burden. Its debt had primarily increased due to the Group's €8 billion investment in Austria. The estimated value of the properties to be sold is expected to be around €2 billion. The liquidation strategy was announced by CPI PG in its notification to shareholders.

Construction activity hits record low in Warsaw’s office market

Q3 2022 in the Warsaw office market saw record-low developer activity. At the end of September, only 160,000 sqm of space was under construction. As a result, new supply is expected to drop significantly in 2023, with only 60,000 sqm of office space coming to the market, JLL reports.

New leases

  • Signify is relocating its existing headquarters in Lódź. The new office, located in the city centre in the Hi Piotrkowska complex, has an area of over 2,800 sqm. The tenant was assisted in the signing of the contract and the process of arranging the new office by the consulting firm CBRE.
  • Magwise Medical Centre is a new tenant of the Wola Retro office building in Warsaw owned by Develia. The clinic, which specialises in mental health, has taken nearly 390 square metres of space on the ground floor of the building.
  • Logistics company Fiege will lease approximately 5,000 sqm in the ONE industrial park in Lovosice built by Cromwell Property Group. The transaction was arranged by Matěj Indra, head of the industrial department at 108 Agency Czech Republic.

New appointments

  • Lucia Niculae has been appointed Business Development Director of Romanian construction company Pedro Construct. She has been an investor since 2018 and currently manages her own property portfolio. 
  • 108 Agency promoted Matej Indra to Head of Industrial Agency for the Czech Republic.
  • Michał Ozimek has joined the Valuation department at Corees Polska - Commercial Real Estate, taking up the position of Senior Valuation & Investment Analyst. Working in the agency's Warsaw branch, he will be responsible for supporting processes related to the development of property valuations.
