According to epiteszforum.hu, Futureal Group’s residential developer arm Cordia will convert the next, currently shell-stage phase of the Corvin Innovation Campus office complex into a residential building. Designed by Radius B+S Architects, the eight-storey building will house more than 200 apartments, some featuring ceiling heights over 3 metres, thanks to the existing structural design. The project will also include a three-level underground garage, 400 sqm of communal space for residents, and a 160 sqm rooftop terrace exclusively for residents.


Cordia decided to convert the office structure in response to strong demand in Budapest’s new housing market, which it expects to continue in the coming months. The developer estimates that over 80% of the apartments will likely be purchased as investment properties, driven by high rental demand in the area near Semmelweis University, the M3 metro line, and Corvin Promenade. Most units will be studio and one-bedroom apartments.

According to Gábor Kovács, Chief Architect at Cordia, this is the first example of such a functional conversion in downtown Budapest, despite similar precedents in other major cities. He noted that preserving and adapting the existing structure not only allows faster completion but also offers sustainability benefits. The building will use an air-to-water heat pump system for ceiling heating and cooling.
