ELI secures €155 million financing for Polish logistics portfolio

European Logistics Investment (ELI), a logistics platform in the Polish market owned by Redefine Properties, Madison International Realty, and Griffin Capital Partners, has signed a €155 million loan agreement with a consortium of pbb and Helaba. The funds will be used to refinance eleven properties of ELI’s logistics portfolio in nine locations: Bydgoszcz, Czeladź, Kraków (Nowa Huta and Skawina), Łódź, Opole, Toruń, Tychy and Warszawa (Błonie), comprising a total GLA of over 335,000 sqm. pbb and Helaba acted as Joint Lead Arrangers providing equal portions of the funding. pbb also acted as facility and security agent of the transaction.

Sellers' and buyers' price expectations move closer in Poland

In 2024, the total investment volume in Poland amounted to €364 million, marking the weakest result for the first quarter in recent years. Interestingly, 25% of the invested capital comes from Polish investors. The warehouse sector remains the leader, accounting for 38% of the total investment volume. Unchanged, the vast majority of office transactions took place in Warsaw, while commercial investments were dominated by retail parks. Additionally, the market also saw two transactions in the residential sector in Warsaw, and two hotels were sold in seaside tourist cities, says Paulina Brzeszkiewicz-Kuczyńska, Research and Data Manager at Avison Young.

Reconstruction of Białystok retail parks finishes

Over 16,400 sqm GLA currently supplies the Białystok market with the Wysocki Retail Park, which was created on the basis of the former Outlet Białystok project. The owner, Newgate Investment, planned and implemented the processes of reconstruction and recommercialization of the former outlet with an original GLA of 13,336 sqm. As a result of the changes introduced, the area of the facility increased by over 3,000 sqm and the NOI level increased by approximately 70%. Redevelopment projects initiated by Newgate Investment began in 2021. The final stage is currently underway. Newgate Investment manages a real estate portfolio consisting of 30 commercial facilities with a total lettable area exceeding 126,000 sqm. The rental level of the property is close to 100%.

Availability of prime offices in central Warsaw shrinks

According to the latest report published by Newmark Polska, the Warsaw office market is entering a period of an increased focus on the repurposing and refurbishment of office buildings. As office availability in central Warsaw declined in the first quarter of 2024, occupiers’ interest shifted towards non-central locations. New leases

  • A 200-square-metre Office Shoes store offering branded women's, men's, and children's footwear has opened in the Forum Gdańsk shopping centre. This is the chain's first shop in Gdańsk.
  • IWG has leased 906 sqm for a new Regus space in VOX Technology Park in Timișoara.
  • Auchan will open a new 7,000 sqm hypermarket at the end of next year in Sun Plaza, the shopping mall owned by CPI Romania. This move is part of a broader strategy to reposition Sun Plaza, which will undergo a phased modernization process starting in June. The space was previously leased by Carrefour.

New appointments

  • CBRE Romania has announced the promotion of Ramona Hîrnea to the role of Head of Investor Retail Leasing for its national operations. With over 22 years of experience in commercial space leasing, Ramona brings a comprehensive perspective on the retail market, gained both from her position as a consultant for property owners and as a representative of tenants.
  • Marcin Janik has taken up the position of head of the southern Poland region at CBRE. He will be responsible for Silesia, Małopolska and the previously serviced Wrocław.
  • GTC Group has appointed Miklos Egri as Chief Operating Officer. The new manager will be responsible for the company's day-to-day operational and administrative management in the Central and Eastern European markets.
