Skanska Commercial Development Europe has received an occupancy permit for Studio A, the second phase of its Studio office complex in Warsaw. By the end of 2025, the building had already leased over 20,000 sqm of space.
The 100-metre-tall tower offers approximately 27,000 sqm of modern office space across 22 floors. The ground floor will feature a bistro/café concept for tenants and guests. Construction began in November 2023, and the project completes the frontage of Prosta Street while creating a publicly accessible pedestrian passage between Prosta and Łucka Streets.
"Receiving the occupancy permit for Studio A is a key moment, crowning the completion of the entire Studio complex," says Bartosz Dorsz, Project Director at Skanska Commercial Development Europe. "Skanska is one of the few developers currently delivering new office space to the market."
The building's location near two metro stations – Rondo Daszyńskiego and ONZ – and proximity to Norblin Factory makes it a sought-after office address. "From the outset, Studio A has attracted tenants looking for quality office space in the centre of Warsaw," comments Paulina Strutyńska, Leasing and Asset Director at Skanska Commercial Development Europe. "Our clients range from companies in the energy, pharmaceutical, financial, IT, consulting, and legal sectors."
The project features advanced technological solutions including a digital twin powered by artificial intelligence for energy optimisation and building access via Apple and Google Wallet. The building meets requirements for Leed, Well, WiredScore, SmartScore, and Building without Barriers certifications.
