The total modern industrial and logistics stock in Poland reached 36.6 million sqm at the end of 2025, according to a report by the Polish Chamber of Commercial Real Estate (Pink) based on data from consultancy firms.
The report further shows that the three largest markets were Mazowieckie (7.34 million sqm), Śląskie (6.19 million sqm), and Dolnośląskie (5.31 million sqm).
New supply totalled 137,700 sqm in Q4 2025, representing a 72.9% decrease year-on-year. Mazowieckie led with 61,300 sqm of new completions, followed by Kujawsko-Pomorskie (22,000 sqm) and Śląskie (19,000 sqm). Nationwide, 1.79 million sqm was under construction at the end of December 2025, up 1.7% year-on-year.
The vacancy rate reached 7.4% at the end of Q4 2025, down 0.8 percentage points from the previous quarter and down 0.1 percentage points year-on-year. Świętokrzyskie recorded the highest vacancy at 17.2%, while Podlaskie had the lowest at 0%.
Gross take-up reached 2.2 million sqm in Q4 2025, an 8.6% increase year-on-year. Łódzkie led demand with 549,000 sqm, followed by Mazowieckie (410,000 sqm) and Śląskie (395,000 sqm). Lease renewals accounted for 53% of total take-up, with new leases representing 41% and expansions 6%.
