Squarebizz Business Center Bory has received a BREEAM In-Use "Excellent" rating for Asset Performance, scoring 75.1% under BREEAM International In-Use: Commercial Version 6. The assessment was carried out by Salvis s.r.o. and covers a certified floor area of 27,500 sqm. According to a benchmark prepared by Salvis, the property ranks 5th out of 75 active BREEAM In-Use Part 1 certified assets in Slovakia within the industrial asset category, and 20th out of 142 certified industrial buildings across the broader Slovak market.

The building, located in Devínska Nová Ves, Bratislava, operates under the Squarebizz Work.Shop.Store concept, combining retail, warehouse, showroom, light production and office functions. It sits within the Bory zone, one of Bratislava's larger commercial areas, alongside occupiers including Bory Mall, Hornbach, Mercury Market, Decathlon, Kaufland and Metro. The site benefits from direct motorway access and transport links to the Czech Republic, Austria and Hungary.

The property achieved particularly strong results in the categories of land use and ecology, water, health and wellbeing, resilience and resources. Features including heat recovery, green roofs, rainwater infiltration, recuperation systems and electric vehicle charging stations contributed to the outcome.

"At Squarebizz, sustainability is not a separate layer added at the end of development. It is part of how the building works every day, from efficient operations and smart use of resources, to the comfort and practicality our tenants expect from their space. Achieving BREEAM In-Use 'Excellent' for Squarebizz Bory shows that a flexible Work.Shop.Store concept can be both highly functional and responsibly designed," said Edik Plätzer, Managing Partner at Karimpol Group.

"From a property management perspective, the real value of BREEAM In-Use is that it assesses how the building performs in everyday operation. Solutions such as heat recovery, efficient water management, green roofs and responsible use of resources directly support reliable building operation, tenant comfort and the efficient use of the premises. The 'Excellent' rating independently confirms that these principles are reflected in the day-to-day management of the property," said Mario Klas, Head of Property Management at Squarebizz Group.

Karimpol Group, which owns and developed the Squarebizz platform, was founded in 1991 and operates across Central and Eastern Europe, including in the Czech Republic, Poland, Slovakia and Austria. Its delivered projects span the office, retail and logistics sectors, with a total leasable area exceeding 500,000 sqm and a further 250,000 sqm under development or in various stages of implementation. In Slovakia, the Squarebizz platform also includes locations in Petržalka and Nitra.
