LivUp has begun revitalising the tenement house at 8 Moniuszki Street in Warsaw, where the famous Café Adria once operated. The project involves reconstructing, extending and converting the building from office and service use to residential use.
The renovated building will feature six residential floors with nearly 2,600 sqm of usable floor area, accommodating 65 apartments ranging from 25 to 64 sqm. The project includes air conditioning in every unit, functional interiors, and access to common areas including an elegant lobby with reception, leisure and work areas, fitness facilities, recreational zones, a bicycle room and a landscaped terrace. A green rooftop terrace with city skyline views is also planned. The building will include areas for potential retail, service or dining uses on the ground floor and two underground commercial levels totalling approximately 1,200 sqm.
"Moniuszki 8 is a trophy project. It will bring together the history of Warsaw modernism with LivUp's contemporary standard of living to the city centre," says Shay Baruch, CEO of LivUp. "This is the first revitalisation project in our portfolio, so our aim is to restore the building's former glory while respecting its heritage and to offer designed apartments for rent."
APMD Architects is responsible for the modernisation design, with the new architectural form integrated into the historic character of the site. The building, constructed between 1928 and 1930 for the Riunione Adriatica di Sicurtà insurance company, is listed in the Municipal Register of Monuments. The work will include façade renovation, restoration of the Ionic columns and entablature, preservation of original stonework, and restoration of the characteristic lions that have guarded the entrance for decades.
Construction began in August 2025 and is scheduled for completion in H2 2027. Techbau Budownictwo has been appointed as the general contractor, with interior design by Warsaw-based Idstudio.
