Despite persistently high interest rates and geopolitical tensions, growing investor interest - particularly in retail assets - is a sign of stabilization and a forthcoming recovery later in the year, says BNP Paribas Real Estate Poland in its latest report.

Trademarc, a company co-owned and managed by Griffin Capital Partners, has sold a 37,590 sqm Built-to-Suit (BTS) warehouse located in Teresin, west of Warsaw. The buyer and transaction amount have not been disclosed.

According to Cushman & Wakefield, the Polish industrial market saw a marked upturn in occupier activity in the second quarter of 2024, reporting the highest leasing volume in Europe. In addition, Poland’s total industrial stock is poised to soon surpass the 35 million sqm mark. 

Dom Development Group has established the Nasz Dom Foundation to consolidate all charitable activities. The Foundation’s work was officially launched with a cooperation agreement signed with the Ukrainian foundation - Housing for IDP. In 2024, Nasz Dom Foundation will donate PLN 3.2 million to support a housing project for internally displaced persons in Ukraine.

At the end of the second quarter of 2024, more than 40% of offices in the oldest office buildings in Poland’s regional cities remained vacant, with their office markets experiencing stable vacancy rates and subdued development activity, reveals BNP Paribas Real Estate Poland in its latest report.

GLP has announced that it is set to unveil its second project in Lędziny (Upper Silesia, Poland). GLP Park Lędziny II will offer 40,000 sqm of rentable space and construction is expected to take approximately eight months once initiated.

Cushman & Wakefield estimates that the commercial real estate investment volume in Poland for the first half of 2024 was €1.76 billion, representing an almost 80% increase compared to the same period in 2023. The investment market is experiencing a revival in the activity of investment funds, including Polish investors, with this year’s total investment volume likely to hit €4 billion.

Emira Property Fund has announced a strategic investment in the Luxembourg-headquartered Polish property developer and investor DL Invest Group. With a €55.5 million investment, Emira has acquired an effective 25% initial stake in DL Invest Group, which has a gross asset value of approximately €730 million and a net asset value prior to Emira’s investment of approximately €278 million. Emira’s equity interest has a face value of €101.5 million.  Emira has also secured the option to acquire a further interest for €45.5 million. If exercised, this second tranche will result in Emira holding 45.0% of the issued shares of DL Invest Group.

7R is launching a project near the A1 and A4 Gliwice-Sośnica motorway junction. The facility will offer future tenants a total of 40,000 sqm of modern logistics space.

Total new office supply in Poland’s mine largest markets rose by 125,000 sqm during H1 2024 compared to the same period of last year, with Warsaw, Wrocław and Krakow commanding the biggest share of new deliveries, according to a report by Cushman & Wakefield.
