Develia has signed a preliminary agreement to acquire 100% of shares in Bouygues Immobilier Polska, the  Polish branch of Bouygues Immobilier, a property developer in France. The price set in the preliminary agreement is €66.5 million (approx. PLN 283.6 million). The acquisition will allow Develia to increase the number of residential units under development and enhance the growth potential of its land bank in Warsaw, Poznań, and Wrocław.

Budapest-based Shopper Park Plus (SPP) is considering a range of financing options to further its corporate development, following the successful completion of a portfolio deal in Slovakia with a 9.5% yield. 

ESA logistika has leased over 15,000 sqm of modern warehouse and office space at Prologis Park Piotrków (central Poland). The company was supported in the site selection and lease negotiations process by the advisory agency Renthis Estate.

GLP has completed the development of the final warehouse at its logistics and production centre in Magnice, near Wrocław (southern Poland). 

Panattoni has secured financing from BNP Paribas. The €40 million loan will support the development of Panattoni Park Sosnowiec IV. The investment will comprise nearly 63,000 sqm across two buildings, with over half of the space already leased to a big retail chain.

Deutsche Hypo – Nord/LB Real Estate Finance has provided Olivia Seven Sp. z o.o. with a green loan for the refinancing of the office property Olivia Prime A, located in the Oliwa district of Gdańsk. The term of the loan is five years.

According to the latest report Newmark Polska, leasing activity on the Warsaw office market remained moderate between January and the end of March 2025. It was the strongest first quarter of recorded office take-up since 2022. The highest leasing activity in Q1 2025 was recorded in central locations. Office construction remained constrained compared with the record under construction volumes in 2017-2019, with no new office projects breaking ground in the first quarter of 2025. Meanwhile, office availability continued its gradual downward trajectory, especially in buildings completed after 2019, where vacancy rates remained below 3.5%.

The Warsaw office market opened in 2025 on a steady footing, with a notable increase in leasing activity and a modest decline in vacancy. While new supply remains constrained, landlords continue to focus on upgrading existing assets and prioritising quality over quantity. The market is entering a phase of selective, demand-driven growth, aligning more closely with the evolving expectations of modern occupiers, says Axi Immo. 

Deutsche Pfandbriefbank AG (pbb) have extended the existing investment facility for Diuna Office Park located in Warsaw, Poland, on behalf of PineBridge Benson Elliot.

LemonTree has started the construction of a logistics and service complex in Gdańsk Kowale. The latest investment, COOL BTS Gdańsk by LemonTree, will be developed in a built-to-suit (BTS) formula for Nagel-Group and will include approximately 21,000 sqm of warehouse and office-social space. The general contractor is one of the leading construction companies, Depenbrock Polska. The completion of construction and handover of the building to the tenant is scheduled for the first half of 2026.
