In the first quarter of 2025, Warsaw’s modern office stock reached 6.28 million square metres. Only one new project was delivered during this period - the CD Projekt HQ in the East office zone, contributing 5,600 sqm of new supply. The total office space under construction or renovation amounted to approximately 210,000 sqm. Gross demand reached 160,500 sqm, while the vacancy rate slightly decreased to 10.5 per cent quarter over quarter, say experts from Avison Young.

Globalworth and the consortium of banks Helaba and pbb have announced the signing of an agreement extending the bank financing for the office real estate portfolio by an additional 5 years. The initial loan of €100 million was granted in 2018 to finance multiple properties. The financing continues to be secured on a number of assets in Poland: Centrum Biurowe Lubicz, Tryton Business Park and Spektrum Tower.

Panattoni has obtained a loan from Alior Bank to support the expansion of its latest investment in the Lublin Voivodeship. The €14 million will be allocated to developing an 11,190 sqm build-to-suit (BTS) facility for one of the logistics operators.

The largest private student residence in Poland has just changed ownership. Offering 775 modern accommodation units, Basecamp Wrocław will add to the portfolio of Xior. The price has not been revealed. 

Newgate Investment has completed the purchase of a retail park located at 135 Bydgoska Street in Piła. This facility features a leasable area of 15,943 square meters and is situated in a traditionally commercial zone, having previously housed a Tesco hypermarket. The proce has not been disclosed.

The grand opening of 18,000 sqm logistics hub at Segro Logistics Park Stryków took place on 14 April 2025. The main tenant is DPD. The courier company currently leases a total of more than 35,000 sqm in the Segro portfolio in Poland.

BIG Poland has expanded its portfolio by acquiring the Multishop Suwałki retail park with 13,000 sqm of space. The company now owns 9 fully commercialized retail parks in Poland, totalling 175,300 sqm of GLA. The price has not been disclosed.

Coldwell Banker Real Estate has announced its entry into the commercial real estate market in Poland through the addition of Nuvalu Poland to the Coldwell Banker Commercial network. The new flagship office, Coldwell Banker Commercial Nuvalu, is located in Warsaw.

The cornerstone-laying ceremony at City Point Okęcie marked the official launch of the construction of the project. The event also provided an opportunity to formally announce Welcome Airport Services as the sole tenant of the warehouse. Jointly developed by Peakside Capital Advisors and Partners Group, the 11,000 sqm project incorporates sustainable construction practices alongside advanced technologies in energy efficiency and water management. The facility is scheduled for completion in the third quarter of 2025.

The flex office provider New Work is set to open a new location in the Metron office building in Warsaw. The eighth floor of the building will be operated by New Work under a management agreement in a partnership model with the property co-owners, Alides and Aya Properties Fund. The negotiation process was supported by Axi Immo.
