Resi4Rent has completed construction of its latest subscription-based rental housing development in Wrocław. Located on Grabiszyńska Street in the city’s Fabryczna district, the project adds 1653 units to the operator’s total offering in Wrocław.

Harden Construction is developing a new distribution centre in Ujrzanów, next to Siedlce, as part of Panattoni Park Siedlce. The 6,200 sqm project is scheduled for completion by the end of 2025 and has been leased to a logistics services provider.

City Point Targówek, an urban logistics development in Warsaw, has secured a lease agreement for 10,000 sqm of warehouse space with a leading company from the food production and distribution sector. According to Peakside Capital Advisors, this is the largest lease signed on the Warsaw logistics market in 2025 to date, both in terms of size and level of technical customisation. Handover is scheduled for Q3 2026.

Amendments to Poland’s property tax regulations, in force since January 2025, have introduced new definitions for buildings and structures, forcing property owners to re-evaluate their portfolios. The changes bring new compliance risks but can also offer substantial tax savings—up to PLN 500,000 annually in some cases—provided companies act swiftly.

The Specjał Capital Group has expanded its presence at MLP Poznań by leasing an additional 6,400 sqm of space for warehousing, including cold and freezer storage. At the same time, the company extended its existing lease, bringing the total area it occupies at the site to more than 22,000 sqm. The move also involved relocating the Specjał Śrem branch to the new facility. Newmark Polska represented the tenant during the leasing process.

The Polish commercial property market recorded an investment volume of approximately €1.7 billion in the first half of 2025, according to a report by Avison Young. A total of 63 transactions were closed across all major sectors, with industrial assets attracting the highest share of capital. However, excluding the landmark Eko-Okna deal, individual transaction volumes mostly remained below €80 million. Institutional investors continued to act cautiously, while domestic capital is playing an increasingly prominent role.

Savills has been appointed as the exclusive leasing agent for Biura przy Warzelni, the largest office building in the Browary Warszawskie complex owned by Deka Immobilien. The firm already represents several other Deka assets in Poland, including Willa Fabrykanta and Warzelnia, which houses the popular Nine’s restaurant.

The Polish Chamber of Commercial Real Estate (PINK), the Polish Council of Shopping Centers (PRCH), and the Royal Institution of Chartered Surveyors (RICS) have published the English-language version of their joint report “ESG for Commercial Real Estate 2.0. Selected Issues and Practices.” Originally released in March, the publication is now accessible to a wider international audience.

Malaysian home and DIY discount retailer MR.DIY is continuing its expansion in Poland, with four new stores opening this summer in Warsaw: Galeria Wileńska, CH Blue City, CH Zielony Targówek and Galeria Młociny. The company has also announced plans to use Poland as a logistics hub for further expansion across Central Europe.

According to a report from Cushman & Wakefield, Warsaw’s office development pipeline has fallen to its lowest level in 30 years, with only 130,000 sqm currently under construction — a volume last seen in 1995. While new supply remains limited, demand for centrally located office space continues to support prime rental growth.
