New Work expands in Warsaw with new location

AFI gets €120 million for PRS refinancing

A consortium of banks, Santander Bank Polska and Helaba (Landesbank Hessen-Thüringen), has granted AFI a €120 million loan to refinance four PRS projects under the AFI Home brand in Warsaw, Kraków, and Wrocław. This is one of the largest PRS financing transactions in Poland to date.

Polish warehouse market enters stabilization phase

With warehouse and industrial stock of nearly 35 million sqm, Poland’s market has stabilised at a healthy level. In 2024, take-up rose by 4 per cent year-on-year. Meanwhile, development activity slowed significantly, with only 1.75 million sqm under construction in December, down from 2.8 million sqm at the same time in 2023 and from over 4.6 million sqm at its peak in 2021, says Newmark Polska.

Poland’s industrial and logistics market maintains steady growth

Polish PRS market to gain 35,000 units in the next three years

At the end of 2024, there were more than 22,300 units in the PRS sector in Poland, of which around 26% were brought to market last year. In terms of project supply, Warsaw's dominance is evident. The sector is expected to grow to over 35,000 units in the next three years. The latest JLL report indicates the rapid development of the institutional rental market and the growing interest of investors in this sector.

Latest news


New leases

  • Local courier company Sameday is occupying a new 5,000 sqm last-mile logistics facility in Constanța Olympian Parks, part of Helios Phoenix Group. During the 2025 Black Friday campaign, Sameday's new regional hub in Constanța processed over 400,000 parcels.
  • ITPunkt has leased 460 sqm for its new HQ at Oxygen Park office complex in Warsaw. At the same time, Paszkiewicz Firma Budowlana expanded its leased area to 300 sqm in the same project.
  • Engineering company Sanborn will relocate its production capacities to the new Aventin Business Park industrial complex as of August 2026. The company will lease nearly 8,000 sqm of premium space at the site. The long-term lease was brokered by Savills.

New appointments

  • CBRE Investment Management announced the firm is evolving the leadership model in its EMEA Direct Real Estate business. Under the enhanced structure, Rik Eertink will assume the role of President and CIO of EMEA Direct Real Estate, after serving as President of EMEA Direct Real Estate for the past five years.
  • Nhood has appointed Mihaela Petruescu as the new Country Director for Property Services Romania & Poland as of October. She previously held leadership positions at large real estate firms, such as Cushman & Wakefield Echinox and CBRE Romania.
  • Daniel Orczyk has been named Senior Project Manager at the technical advisory department of Avison Young in Poland. He is a licensed structural engineer and building site manager with over 20 years of experience.
