P3 Logistic Parks and Orlen have signed a lease agreement for nearly 24,000 sqm of warehouse space at P3 Piotrków Park, in Poland.

Panattoni has completed a BTS development for an international client. A new factory was built in Świdnik for Trilux, the producer of professional lighting from Germany. The 23,000 sqm plant is the company’s first manufacturing facility in Poland.

Cushman & Wakefield has summarised the third quarter of 2024 on the largest office markets in Poland. According to a report published by Newmark Polska, despite an observed slowdown in occupier and developer activity, the European warehouse market continues to expand and is searching for a new equilibrium point. Green solutions are increasingly making their way into both warehouse facilities and logistics operations. Despite the challenges facing the warehouse sector across the European Union, this market shows strong growth potential, particularly in regions capable of adapting to new trends concerning both tenant needs and new regulations.

The European Bank for Reconstruction and Development has issued a €100 million loan to the Polish subsidiaries of Vantage Development, a residential-for-rent developer and operator, ultimately owned by Germany’s TAG Immobilien.

DHL Supply Chain announced the opening of its first warehouse in Poland equipped with a fully automated AutoStore system. This robotised warehouse in Gorzów Wielkopolski marks the first deployment of the AutoStore system by the company in the CEE region. 

Panattoni is constructing the third and final building in the Panattoni Park Warsaw West development. The 16,460 sqm building is being constructed to meet the needs of XBS Logistics and the logistics operator plans to start operating in the new warehouse facility from July 2025.

Immofinanz signed a new five-year, €180 million green loan with Helaba, pbb Deutsche Pfandbriefbank and Berlin Hyp, secured by myhive Warsaw Spire, one of the tallest office towers in the capital of Poland with GLA of more than 71,000 sqm and a BREEAM Excellent certification. The green loan replaces a previous financing that was due to mature in January 2025.

Developer activity in the Warsaw office space market is progressively increasing. More than 70,000 sqm finished by the end of September 2024 and around 280,000 sqm under construction in the coming years demonstrate that investors and developers are moving the industry forward. Take-up stays steady at roughly 490,000 sqm in Q1-Q3 2024. Axi Immo summarizes the present condition in the capital's office market. 

In Q3 2024, we observed a clear revival in the Polish investment market. By the end of September, the transaction value reached €2.7 billion, marking an almost 60% year-on-year increase. In the last quarter, seven major portfolio transactions were completed, accounting for nearly 50% of the total investment volume, which contributed, among other things, to a recovery in the warehouse market, says Avison Young experts.
