LemonTree has begun construction of its third project in Szczecin – Westside Szczecin Nxt. The new complex will offer 39,600 sqm of warehouse, service and office space, with approximately 30% already leased to a leading logistics operator in Poland.


Goldbeck has been selected as the general contractor, with completion planned for late 2026 to early 2027.

"Development of the Westside complex in Szczecin is a natural continuation of our strategy. Each new facility is based on experience gained from previous projects and responds to real market needs," said Bartłomiej Krawiecki, CEO of LemonTree.

Westside Szczecin Nxt will feature advanced technological solutions aimed at increasing energy efficiency. The facility will use air heat pumps instead of traditional heating sources, HVAC installations with heat recovery ventilation units, and a roof structure designed for photovoltaic installation. The building will include light bands and roof skylights for natural daylight access, combined with an intelligent DALI lighting control system.

The project will achieve BREEAM Excellent certification standards. "We are pleased that LemonTree's energy-efficient and functional investment aligns with sustainable construction principles," said Robert Gabrysiak, CEO of Goldbeck Group in Poland.

A key element of the investment will be the implementation of a Miyawaki pocket forest, designed in cooperation with Forest Maker. The microforest will cover approximately 250 sqm and will increase biodiversity, improve microclimate and reduce the urban heat island effect. "We want our investments to not only meet tenants' business needs, but also genuinely support the environment and local ecosystems," added Maciej Krawiecki, COO, Head of Development & Leasing.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
