Well Pack takes up 10,500 sqm in City Logistics Łódź II

Panattoni has leased 10,500 sqm to Well Pack in the City Logistics Łódź II warehouse park. The space will be used by the logistics operator for the machine washing and disinfection of reusable food containers for supermarket chains. The tenant will move into its new premises in July, from where it will carry out its main operations.

Slowdown in supply on Poland's warehouse market ends

According to AXI Immo, the Polish industrial market remains in great form. The sector is still attractive in the eyes of investors, and the boom in the e-commerce industry continues to fuel occupier demand. Take-up in Q1 2021 was 59% higher than in the same period last year, at 1.6m sqm. In addition, new sources of financing and greater developer confidence resulted in an increase in the amount of space under construction, which at the end of March 2021 reached 2.3m sqm (+11% y/y).

Positive sentiment continues on Poland's warehouse market

European investors keep their faith in Polish offices

In the first quarter of this year €1.25 billion was spent on commercial real estate in Poland. This reflects a decrease of only 1.5% compared to the five-year average for the first quarters of 2017-2021. Offices have the largest share in the investment market, but the industrial and logistics segment is also continuing its streak. Capital investment came to Poland mainly from Europe, according to the latest CBRE report. The company's experts indicate that there is moderate optimism on the investment market, which is reflected in the safe choices of investors.

Listed construction companies in Poland record strong profits

Aggregate revenue reported by nearly 20 construction groups whose stock is listed on the Warsaw Stock Exchange grew by a nominal 4.3% in 2020, which is a scant rise in real terms, given continued increases in the prices of building materials and labour costs. However, the aggregate net profit posted by these companies improved clearly as it grew by almost PLN 0.5bn over the year. Notwithstanding that, net financial performance of the listed construction companies and profit margin figures they report still pale in comparison to results delivered by property developers and suppliers of building materials and construction equipment.

New leases

  • Worldbox has entered the Romanian market with its first store at Scallier's Funshop Park in Vaslui. The multi-brand store covers more than 660 sqm and offers clothing, footwear and accessories in the casual and sportswear segment.
  • Greek jewelry designer Anna Maria Mazaraki has opened her first Romanian store in Bucharest-based ParkLake Shopping Center. The transaction for the new location was brokered by Cushman & Wakefield Echinox.
  • Squarepoint, a global quantitative investment management firm, has leased close to 2,200 sqm in Warsaw based Skyliner II. Squarepoint was represented in the transaction by CBRE. Legal advisory for Karimpol was provided by Argon Legal.

New appointments

  • CBRE Investment Management announced the firm is evolving the leadership model in its EMEA Direct Real Estate business. Under the enhanced structure, Rik Eertink will assume the role of President and CIO of EMEA Direct Real Estate, after serving as President of EMEA Direct Real Estate for the past five years.
  • Nhood has appointed Mihaela Petruescu as the new Country Director for Property Services Romania & Poland as of October. She previously held leadership positions at large real estate firms, such as Cushman & Wakefield Echinox and CBRE Romania.
  • Daniel Orczyk has been named Senior Project Manager at the technical advisory department of Avison Young in Poland. He is a licensed structural engineer and building site manager with over 20 years of experience.
