MLP Group releases three-year strategic goals

MLP Group has released its strategic goals to be met within the next three years to 2024. In line with the strategic plan, the period will see the company’s equity, or net asset value (NAV), double from €387 million in 2021 to €823 million at year end 2024. Significant growth in NAV is expected in 2022, driven mainly by the development of new projects in Germany and Austria, already fully secured.

Chomar takes 15,000 sqm in Panattoni Park Wrocław XIII

Panattoni is further developing the warehouse stock of Lower Silesia. Panattoni Park Wrocław XIII is under development next to a junction of the A4 motorway in the village of Pietrzykowice just outside Wrocław and will eventually have an area of 75,000 sqm. Logistics operator Chomar has just leased 15,000 sqm in the park.

HIH Invest sells two Polish assets to Czech investor

HIH Invest Real Estate has just sold two HGV service stations in Poland on behalf of an investment fund owned by a German pension scheme and by a foundation. The assets were purchased by Investika, a Czech investment company formed in 2015. The closing of the transaction is scheduled for January 2022.

Share of speculative projects in Poland's warehouse market is rising

Developer activity in the Polish warehouse market at the end of September 2021 remains at a high level. Completions in Q3 2021 660,000 sqm increased the total logistics and industrial stock to 22.4 million sqm. There are 3.46 million sqm under construction, of which over 1.22 million sqm (+120% y/y) are developments without secured leases. In the period under review, gross take-up amounted to 1.44 million sqm (+16% y/y), where, as expected, the e-commerce and logistics segments remained the main force. The correlation of strong demand and moderate new supply affects the vacancy rate, which stood at 5.04% at the end of September 2021 (-2.66 pp y/y). MLP Group targets 1.4 million sqm portfolio

MLP Group has released its consolidated financial results for the first three quarters of 2021, showing revenue of PLN 145.7 million, up 7% year on year. Net profit was PLN 202.2 million, having increased 35% year on year. Equity (net assets) rose more than 27% in the first nine months of the year, to PLN 1.54 billion, with gross investment property having advanced by 25%, to over PLN 2.9 billion.

New leases

  • Mindspace, a global operator of flexible office spaces, has signed a long-term lease agreement with Karimpol Polska for nearly 4,500 sqm of space in the Warsaw-based Skyliner II. Mindspace was advised by Gide Loyrette Nouel law firm, while Argon Legal provided legal advice to Karimpol.
  • Sygnity will take over new office space in Building B of the West Forum complex in Wrocław. The tenant, which has been present at the site for nearly 20 years, has opted to relocate within the development and sign a new long-term lease agreement. Sygnity was represented in the transaction by Patron Brokers, while BNM Real Estate serves as the exclusive agent for West Forum.
  • The M1 Zabrze shopping centre, managed by EPP, has signed new leases covering 2,500 sqm. This includes CentrumRowerowe.pl, which will occupy 2,150 sqm for a new stationary showroom. The tenant group at M1 has also been joined by Alpine Pro, Świat Książki, and Wakacje.pl.

New appointments

  • CTP Romania has appointed Diane-Monique Forrest as Business Developer. She will focus on leasing activities in Transylvania, covering key cities such as Timișoara, Arad, Sibiu, and Deva.
  • iO Partners has announced the appointment of Róbert Cesnek as Head of Capital Markets in Slovakia, effective from January 2026. In his new role, he will focus on further strengthening market presence, advising clients on complex investment decisions and delivering high-impact transactions across asset classes.
  • Mateusz Sobczak has joined Scallier’s operations in Poland as Project Manager within the Development Department. Sobczak is an experienced engineer with 15 years of professional practice in project management within the commercial real estate sector. Throughout his career to date, he has collaborated with leading logistics developers, including the MLP Group and 7R.
