Only one new office building has been completed in Prague in Q3 of 2024. On the other side, efforts to upgrade some older properties have continued either on an ongoing basis or by temporarily taking them off the market, according to a survey prepared by Colliers. 

According to the 2024 European Purpose-Built Student Accommodation (PBSA) Investment Barometer, conducted by The Class Foundation and Savills, involving investors and operators with portfolios totalling over 132,000 beds across Europe, with an asset value of c.€25.3 billion, respondents expect to increase the number of beds they have by 70% over the next 2-5 years. 

Romanian football player Florin Tănase and FIFA agent Florin Vulturar have jointly started the development of a new residential project in Pipera, located in the northern region of Bucharest. 

Logistics investor Prologis has secured a €225 million framework loan from the European Investment Bank (EIB) to add photovoltaic systems and storage facilities to its projects across Central and Western Europe. 

The total volume of investments from six CEE countries reached €5 billion in the first three quarters of 2024, and next year the regional real estate investment market could exceed €10 billion, according to a Colliers report.

GLP has begun construction of its second logistics centre in Lędziny, in southern Poland. The building will ultimately offer 40,000 sqm of space, 10,500 sqm of which has already been leased to D&H Engineering, a company specialising in metal component processing using CNC machines and serving global customers in the automotive, off-road, hydraulic, and engineering sectors.

P3 Logistic Parks has constructed a facility in P3 Warsaw I Park for Rohlig SUUS Logistics – Poland's largest logistics operator.

MLP Group announced plans for a new logistics and industrial centre in Rzeszów (eastern Poland). The MLP Rzeszów facility will deliver over 52,000 square meters of modern warehouse and office space. The investment is scheduled to kick off in the second quarter of 2025.

Torus Group and J&T Banka have announced their signing of a loan agreement for Gdynia City Logistics - an urban logistics park developed and managed by the borrower.

In the third quarter of 2024, Poland’s regional city office markets demonstrated stability, though elevated vacancy rates remained a significant challenge, hindering development activity. The combined office stock of the eight key regional cities reached 6.73 million sqm. With 1.82 million sqm of office space, Kraków continued to lead the way, ahead of Wrocław (1.37 million sqm) and Tricity (1.06 million sqm), says BNP Paribas Real Estate.
