JTRE is preparing a new district District 15, in the Mlynské nívy area of Bratislava, based on the concept of a 15-minute city, according to which every city resident should be able to reach basic civic amenities within a 15-minute walk.


The proposal features three buildings on Bajkalská Street at the eastern side of Mlynské Nivy quarter. The apartment building is designed as a 17-floor building with retail and service units on the ground floor. The other two buildings will be short-term accommodation facilities. The northern 14-floor building will offer affordable short-term accommodation, especially for the younger generation, including students.

The second, southern building will be the tallest in District 15 (26 floors above ground). The building will offer a higher standard of accommodation units with greater spatial variability. The building's facilities will be complemented by a restaurant with more than 200 seats and congress facilities for almost 350 people. 

An important part of District 15 is also public spaces and garden arrangements, which will respect biodiversity trends in the urban environment and will also serve as residential areas. There will be a two-way cycle path along the eastern and southern sides of District 15. The expected start date for construction is spring 2027, and completion is planned for fall 2029.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
