Yareal Polska has begun upgrading Żupnicza Street between Bliska and Chodakowska Streets in Warsaw's Praga-Południe district, as part of a developer-funded programme to modernise three streets surrounding its SOHO by Yareal mixed-use development in the Kamionek neighbourhood. The works include new road surfacing, refurbished pavements, one-way cycle lanes on both sides of the street and additional greenery, complementing earlier works on Bliska Street that are nearing completion.
Pedestrian safety improvements form a central element of the Żupnicza Street works. A missing pavement section will be added on the southern side of the street, new pedestrian crossings will be introduced at the junction with Bliska Street, and an existing crossing near Nowińska Street will be raised on a speed hump to calm traffic. The current phase covers the section from Bliska Street to the building at 8 Żupnicza Street, with the remaining stretch to follow in subsequent phases.
"From the outset, we have viewed SOHO by Yareal as an integral part of Kamionek. We want the convenient pedestrian routes within SOHO by Yareal to be complemented by safe pavements and crossings beyond the development, with new greenery and cycling infrastructure improving the everyday experience of the wider area," said Kinga Wiśniewska-Marczuk, Senior Project Manager at Yareal Polska.
The broader programme, carried out under an agreement with the Warsaw Municipal Roads Authority (ZDM) and funded by Yareal, covers an approximately one-kilometre route along Bliska, Żupnicza and Chodakowska Streets, running from near Warszawa Wschodnia railway station to Mińska Street. Planned works include a new roundabout at the junction of Chodakowska and Mińska Streets, bus bays, lit pedestrian crossings and replacement of underground power cables supplying streetlights along the upgraded streets and their continuations on Stanisławowska and Dwernickiego Streets.
The infrastructure works will be accompanied by significant planting. Dozens of trees, including horse chestnuts, plum trees and silver limes, will be planted along the streets, alongside 10,000 shrubs, perennials and grasses and more than 6,000 sqm of lawns. This complements the green areas already established within SOHO by Yareal, which include more than 100 trees and a publicly accessible 300-metre linear park covering over one hectare at the heart of the development.
SOHO by Yareal combines homes, offices, retail, dining and revitalised former industrial buildings across a former industrial site of more than five hectares, and holds BREEAM Communities certification. The four-phase residential component, comprising nearly 900 apartments across 10 buildings, has been completed. The final phase, SOHO HUB, is currently under construction and is scheduled for completion in 2028, adding approximately 10,000 sqm of office, retail and service space across two new commercial buildings and the restored listed heritage building B.55 at 39B Mińska Street.
