North and North-West Poland has become a new target location for the international investor Accolade. It will direct its investments of over €50 million to two new locations where industrial parks will be built. The cities of Elbląg and Koszalin are conveniently located near the sea and major ports as well as important road routes. The new tenants including DPD and AutoStore have already rented their place in the newly planned parks.

Italian asset and fund manager Generali Real Estate has acquired 7R Park Gdańsk II in Gdańsk-Kowale on behalf of its pan-European Generali Real Estate Logistics Fund (GRELF) from Polish industrial developer 7R for an undisclosed sum.

Panattoni is expanding Panattoni Park Tychy and is to lease out over 38,000 sqm to two tenants. The first is Tiberina Group subsidiary U-Form, a leading supplier of components for the automotive sector in the EMEA region. The company was represented by Cresa Polska. The other is Nodium Group – the owner of two online platforms – sport-shop.pl and nodik.pl. The company is to consolidate its operations by occupying more warehousing space than it already leases.

MLP Group has released consolidated financial results for the first half of 2021, showing revenue of PLN 97.6m, up 16% year on year, and net profit of PLN 166.5m, up 38% year on year. Equity (net assets) rose 24% in the first six months of the year, to PLN 1.5bn, with gross investment property having advanced by 16%, to PLN 2.7bn.

GARBE Industrial Real Estate Poland has acquired a new flagship production and warehouse facility of Hubergroup located in Wroclaw. The parties have signed a Preliminary Purchase Agreement for a new 22,000 sqm Build-to-Suit facility, on a 20-year term sale & leaseback transaction.

MLP Group has received a Very Good BREEAM International New Construction certificate for its new project at the MLP Pruszków II logistics centre.

Demand for warehouses at 3.15 million sqm and new supply at 1.14 million sqm set new H1 records for the industrial market. Poland registers Europe’s second-highest developer activity with over three million sqm under construction. JLL summarised Poland’s industrial market for H1 2021.

Panattoni has started the development of Panattoni Park Rzeszów Airport II, including an 11,300 sqm BTS project, which is being constructed for US firm BorgWarner. This US-stock exchange listed company produces vehicle powertrains and exhaust system subassemblies. The tenant is to start setting up its assembly lines before the end of the year, with the entire building to be handed over in February 2022.

In the first half of 2021, Accolade has achieved a lease of 370,000 sqm of modern and sustainable space to tenants in the e-commerce, logistics, and light industry sectors. The company has also been very active in expanding its current industrial parks and investing in new projects. Almost 100,000 sqm of warehouses have been completed and a further 430,000 sqm of modern industrial space, worth more than €400 million, is under development. 

At the end of Q2 2021, developers were working on projects set to increase Poland’s stock of modern space by more than 3.3 million sqm. This represents a result not previously recorded for a single quarter as there is c.a. 34% more under construction than in the previous quarter
