Local investors dominate the Czech market

CBRE sees continuing strong demand from investors in the Czech Republic across the core sectors of office, retail and industrial with an increased demand for more specialist sectors such as hotels and residential. The retail sector in Q1 clearly dominated with more than €900 million transacted, followed by the office sector with a 20% share of total market volume.

Renegotiations drive the Bucharest office market

Q1 2017 saw Class A & B take-up reach approximately 97,300 sqm on the Bucharest office market and the average transaction size increased from approximately 1,800 sqm in Q1 2016, to approximately 2,400 sqm in Q1 2017.  There were 9,550 sqm delivered in two projects in the CBD (Central Business District), Knight Frank reports.

Prague office supply to grow significantly in H2 2017

There is currently 343 000 sqm of office space in development in Prague, 144 000 sqm of which is slated for completion this year. This is the strongest development pipeline since 2014. That being said, the first quarter did not launch the major increase in new office stock expected in the wake of the historically weakest year of 2016. Completion of the majority of new space is planned for the second half of this year.

Things have started going in the right direction but the Hungarian capital still has a long way to go before it can establish itself as a smart city. The vision of Budapest as smart city, officially approved by the City Council, was presented at the latest Green Talk, organised by RICS and the Hungary Green Building Council (HuGBC).

New leases

  • XXS GYM has signed a lease for over 850 sqm of space in the modern O3 Business Campus office complex, located on Opolska Street in the northern part of Cracow.
  • Alior Bank has extended its lease at Ocean Office Park B in Kraków to accommodate its Private Banking Department. The deal, supported by brokerage firm CBRE, marks the final stage of a two-year consolidation of the bank's Kraków operations. Following the expansion, the bank occupies approximately 7,000 sqm within the Cavatina Group-owned complex.
  • TriGranit has finalized a lease extension with Mondelez Europe Services to remain in the Signum Work Station building through 2032. Facilitated by broker CBRE, the agreement secures nearly 4,000 sqm of office surface for the global snacks group member within Warsaw’s Mokotów district.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
