House prices grow rapidly in CEE

Central and Eastern European housing markets are over the crisis and prices have once again begun to rise. The general upswing, observed on European housing markets, is supported by a number of factors. Following the economic crisis, GDP has begun to grow once again in most countries and the interest environment is also favourable to borrowing. These both contribute to a recovery in housing market demand, which may then materialise in higher prices. In the case of housing markets in the Central and Eastern European region, significant differences in price dynamics may be observed. Hungary stands out from the field, where a highly significant price rise has been observed in the past two years with the prices of second-hand homes having grown by 29 percent. Shoppers go for luxury brands in Prague

According to the latest report by JLL, High Street Retail in Prague 2016/2017, the Czech capital is the most attractive destination for expansion of international retailers in CEE and is being considered as the gate when entering this region. Demand for quality space on Prague’s high streets, Pařížská and Na Příkopě, is outstripping supply which is reflected in the current rent rate of up to €190/sqm/month for a notional unit of 100 sqm in a prime location.

Retailers go for high-street in Budapest

Hungarian retail sales and turnover continue to show healthy growth, buoyed by the abolition of the Sunday closing law after barely one year in effect. Retailer demand is unbroken but remains pressed by the lack of available supply resulting in upward pressure on rents. Fashion retailers remained the most active in H1 2016, followed by the footwear and F&B segments which both expanded significantly, according to the latest Retail Market View published by CBRE.

Investors go for development land in Hungary

Last year there has been a significant increase of interest from investors for logistics properties and properties for development, which signals the emergence of the automotive and e-commerce industry as well as the start of large-scale real estate developments – says DLA Piper’s annual Hungarian Real Estate Intelligence Report. According to DLA Piper, the increased acquisition activity from developers will translate into new commercial assets being introduced into the market around 2017 Q4 and 2018 Q1.

New leases

  • The owners of the luxury patisserie chain DESEO Patisserie & Chocolaterie have extended their long-term lease at the Vis à Vis Wilanów retail park. The company occupies 93 sqm of stylishly arranged space within the building.
  • Funky Buddha, an international fashion brand part of the ALTEX S.A. group, is continuing its expansion into the Romanian market with the inauguration of its first store outside Bucharest, located in Iulius Town Timișoara. The new location, situated on the ground floor of the complex, marks the brand's second physical presence in the country.
  • HalfPrice has leased close to 1,600 sqm for a new store at M1 Radom centre, managed by EPP. CCC will also spend further years with M1, having renewed its lease agreement. The total area covered by the new and extended contracts exceeds 2,100 sqm.

New appointments

  • Daniel Orczyk has been named Senior Project Manager at the technical advisory department of Avison Young in Poland. He is a licensed structural engineer and building site manager with over 20 years of experience.
  • Łukasz Meisner has joined Peakside Capital Advisors as Head of Project Management. He will be responsible for the management of Peakside's investment projects in Poland, including overseeing the implementation of key investments within the City Point, Urban Parks, and Peakside Industrial logistics platforms.
  • Peakside Capital Advisors is strengthening its Polish structure, expanding its expertise in investment management and development project execution. Łukasz Meisner has joined the team as Head of Project Management. He will be responsible for the comprehensive management of Peakside's investment projects in Poland, including overseeing the implementation of key investments within the City Point, Urban Parks, and Peakside Industrial logistics platforms.
